Wesley Manor, a BHI community, is seeking a Department of Maintenance who is focused on teamwork, growing personally and professionally, all while creating exceptional senior living experiences with our residents. As Director of Maintenance on our team, you will be responsible for providing direction to assigned areas of the community to ensure a secure, and well-maintained living and working environment. This position will oversee contractors, grounds technicians, maintenance technicians, and maintenance personnel. As a Maintenance member, you will also have the opportunity to take part and get to know our residents on a personal level. Shift: Monday - Friday & On-call as needed Who You Are: Ensures the buildings/structural systems, community grounds, and equipment are maintained, functioning properly and are in good condition. Performs routine inspections of the community buildings and grounds. Recommends capital improvements and develops the annual operating budget and ensures the department is operating within budget. Manages major renovations and new construction projects. Research, recommends, and manages contracted services for pest control, waste management, recycling, outside grounds maintenance, snow removal, and other services as necessary. Monitors preventive maintenance schedules and the work order request system to ensure that work requests are completely in a timely manner. Monitor all security and emergency response systems to ensure all systems and generators and other emergency power sources are maintained and functioning properly at all times. Conducts routine fire and safety, tornado, and disaster evacuation drills in accordance with the community's policies and state and federal regulations. Performs supervisory functions of maintenance personnel. Performs other duties as assigned. High School degree and a minimum of three (3) years of managing maintenance, security, and other relevant functions. Must have knowledge of physical plant systems, e.g.: heating, air conditioning, electricity, and computerized systems. Must be able to analyze mechanical/structural breakdowns and relate those breakdowns to independent contractors effectively.
