Maintenance Technician (1166-Dublin, Ohio)

Weekend hours: On call as needed The Maintenance/Service Technician reports directly to the Service Manager and is responsible for performing make‑ready repairs to all vacant units prior to move‑in. HVAC certification is preferred. Essential Duties and Responsibilities Perform repairs to make‑ready units in a timely manner. Serve as 24‑hour on‑call coverage as scheduled by the Service Manager and respond to on‑call paging. Assist the Service Manager or Housekeeper with their work as necessary. Assist the Grounds personnel with trashing out units when required. Help the Service Manager with inventory control and utilization of maintenance materials and supplies. Inspect property for improvements and repairs and review findings with the Service Manager. Execute work order requests and maintain a “same‑day completion” mindset. Review work orders with the Service Manager on a daily basis. Adhere to policies outlined in the Employee Handbook. Maintain a clean and organized maintenance shop. Be immediately available in the event of snow or other emergencies. Operate and perform scheduled maintenance on all equipment. Know the locations of gas and water meter emergency cut‑offs, apartment and fixture cut‑offs, and sewer clean‑outs. Paint interior and exterior when required. Support the Property Manager or other staff members when requested. Maintain a professional appearance in uniform and display a positive attitude, personal hygiene, and good teamwork. Provide assistance at other sites and be flexible to transfer to another property if needed. Perform additional duties as assigned. Be available for after‑hours on‑call on a rotating basis. Must have reliable transportation. Performs other duties as assigned. Qualifications HVAC skills with CFC certification. CPO certification preferred. Plumbing, electrical, and carpentry skills. Knowledge of SDS and OSHA regulations. 608 Refrigerant Certification preferred; will train if necessary. Current driver’s license. Working Conditions Position may require night, weekend, or on‑call work. Duties performed both inside and outside, even in extreme temperatures (below 32°F and above 100°F). May involve exposure to moving mechanical parts, chemicals, weather conditions, and electrical shock. Education and/or Experience High school diploma, GED, or one to three months related experience and/or training; or an equivalent combination of education and experience. Certificates, Licenses, Registrations Current driver’s license and CFC certificate (where needed). Other Skills and Abilities HVAC, plumbing, carpentry, and electrical skills. Pool certification if required. Knowledge of OSHA regulations and MSDS standards. Physical Demands The physical demands include standing, walking, lifting up to 100 pounds, and exposure to temperatures, chemicals, and mechanical hazards. Reasonable accommodations may be made.
