Maintenance Assistant

Job Details Location: Valage - Minden, NV 89423 Position: Maintenance Assistant (Full Time) Salary: $22.00 - $23.00 hourly Shift: AM Responsibilities The Maintenance Assistant is responsible for the cleaning and maintenance of the common areas at a WellQuest Living community, in accordance with property policy and as may be directed by the Executive Director or Maintenance Director to assure that our property is maintained in a clean, safe and comfortable manner. The role assists the Maintenance Director with the maintenance and repair of all electrical, mechanical and other equipment. Reports to: Maintenance Director. Clean the entire common area of the property, ensuring the building and grounds are clean at all times. Tasks include sweeping, dusting, damp/wet mopping, stripping, waxing, buffing, disinfecting, carpet vacuuming, shampooing, deodorizing, wall and ceiling washing, spot cleaning, and removal of dirt, dust, grease, and film from surfaces. Maintain specific areas in a clean, safe, comfortable, organized, and attractive manner: maintenance room, paint room, and any assigned storage areas. Keep work and assignment areas free of hazardous objects such as protruding mop and broom handles, unnecessary equipment, and supplies. Immediately report all hazardous conditions or equipment to the Maintenance Director. Be aware of Material Safety Data Sheets (MSDS) as relates to job duties and follow all necessary precautions. Cleans up the job site after work is completed. Familiarity with a list of emergency vendors and their phone numbers to enable repairs in the absence of the Maintenance Director. Check daily with the front desk and maintenance requests box for repairs needed, and complete repairs as soon as possible. In the absence of the Maintenance Director, analyze, prioritize, and ensure that needed repairs are completed in a timely manner. During periods of high volume or absence of housekeeping staff, may be required to complete housekeeping duties as assigned. Capable of finishing work completely on a timely basis, including priority jobs that must be completed within assigned time frames. Responsible for proper storage of paints and chemicals. Responsible for properly cleaning and maintaining all equipment upon completion of each work assignment. Immediately clean up any spills, drops, or trash. Work within the legal scope of local and state codes. Electrical Duties : Troubleshoot, identify problems, and obtain materials to repair all electrical difficulties, including wall switches, lighting, cover plates, receptacles, loose wiring, resident call systems, control devices, laundry, and kitchen equipment. Structural Duties : Plan, order, and install cabinets for remodeling of apartments; perform all carpentry duties such as repairing or replacing sheet rock, plywood, and structural materials; repair resident furniture. Painting Duties : Plan, order, and perform all painting requirements (interior/exterior) of the entire complex. Dispose of materials (paint thinner, lacquer, etc.) in compliance with local, state, and federal EPA guidelines. Plumbing Duties : Plan, order, and perform minor plumbing problems, including repairing faucets, showers, drains, and other related issues. Grounds Duties : Plan, order, and perform grounds related tasks such as cutting, edging, fertilizing all lawn areas; pruning and fertilizing trees; maintain pool and spa (taking and recording daily readings, ensuring compliance with all local, state, and federal requirements, determining/add proper amounts of chemicals, performing minor repairs). HVAC Duties : Troubleshoot, identify problems, and obtain materials to repair minor HVAC difficulties such as T-stats, heating elements, resistors, fuses, circuit breakers, low on freon, filters, etc. Use power tools, test equipment, gardening equipment, and augers (portable/hand/electrical) safely and avoid personal injury and equipment damage. Follow all preventive maintenance schedules and record actions on PM forms indicating completion or future repairs. Provide support to the community’s marketing efforts through positive/friendly interaction during property tours and telephone contact with the public, as directed by a supervisor. Communicate any observed or suspected resident changes of condition to a supervisor immediately. Display tact and friendliness when dealing with residents, families, and visitors. Maintain a safe and secure environment for all staff, residents, and guests, following established safety standards. Encourage teamwork through cooperative interactions with co‑workers and other departments. Support a positive and professional image through actions and dress. Perform other duties consistent with the position as assigned by the Maintenance Director. Qualifications Education: Must have a high school diploma or equivalent. Experience: Prefer six months experience in building and maintenance or janitorial work. Mathematical Skills: Ability to perform simple mathematical problems. Reasoning Skills: Ability to understand and follow directions. Ability to analyze and solve building maintenance problems. Communications Skills: Ability to interact effectively with staff, residents, and families. Equipment Usage: Ability to safely operate a wide variety of equipment and tools throughout the facility. Physical Effort: Ability to perform manual tasks daily. Be mobile and able to perform the physical requirements of the job. Good physical health verified by a health screening, including a chest x‑ray or an intradermal test result not more than six months prior or seven days after employment. Personal Characteristics: Displays sincere compassion towards cognitively impaired older adults. Demonstrates genuine concern for the physical and emotional needs of older people and their families.
