Residential Maintenance Technician

Tired of Snow Removal? Tired of Painting Apartments? Put Your Skills to Better Use at Mark IV.

Pay: $25.00-$29.00 per hour + bonuses | Full-Time | Rochester, NY - East Side and West Side Opportunities Available

You're a skilled craftsperson. You know your way around a toolbox, take pride in a job well done, and don't need someone looking over your shoulder to get the work done right.

At Mark IV, we treat you like the professional you are.

For nearly 60 years, Mark IV Enterprises has helped shape the Rochester region with thousands of homes, apartments, senior living communities, and more than one million square feet of commercial space. As a family-owned company, we know that keeping our properties running smoothly starts with hiring talented maintenance professionals and giving them the tools, support, and trust they deserve.

We're looking for an experienced Residential Maintenance Technician who takes pride in their craft and enjoys solving problems. You'll keep our apartment communities safe, comfortable, and well-maintained while helping residents feel proud of where they live.

From troubleshooting HVAC and plumbing issues to handling repairs and apartment turnovers, you'll put your skills to work where they matter. You'll have the independence to make decisions, the support of an experienced team, and opportunities to keep learning and growing.

Ready for a maintenance job that respects your experience? Let's talk.

What You'll Do

You'll keep our communities in top shape by putting your hands-on maintenance skills to work every day.

• Keep systems running: Perform preventative HVAC maintenance and install, connect, and adjust thermostats, humidistats, and timers.
• Troubleshoot and repair: Diagnose and resolve plumbing issues, complete minor electrical repairs, and handle general maintenance needs.
• Prepare apartments for new residents: Complete apartment turnovers and help ensure homes are clean, functional, and ready for move-in.
• Handle the details: Install and maintain air filters, smoke detectors, carbon monoxide sensors, shelves, closet rods, hooks, molding, and other fixtures.
• Work smart and stay organized: Maintain tools and equipment, keep maintenance inventory stocked, and assist with moving equipment or furniture when needed.
• Work independently and as a team: Manage assigned work orders, communicate with supervisors, residents, and coworkers, and collaborate with other maintenance team members as needed.
• Help when it matters most: Participate in emergency-only, 24-hour on-call rotation approximately every fourth week, with additional overtime as needed.

What You Bring to the Team

You're a hands-on problem solver who takes ownership of your work and understands the importance of quality, safety, and service.

• At least 2 years of residential or commercial property maintenance experience
• Working knowledge of HVAC, plumbing, electrical systems, and general construction equipment
• Your own set of tools
• Confidence using hand and power tools, with a strong understanding of their safe operation
• Ability to use a mobile maintenance app to access and complete work orders
• Ability to work independently with minimal supervision and follow written and verbal instructions
• Ability to perform the physical demands of the job, including lifting, pushing, and pulling heavy items
• Knowledge of applicable OSHA requirements and a commitment to safe work practices
• A valid New York State driver's license and reliable transportation
• Strong communication skills and a professional, service-minded approach
