Job Details

Position Summary

The Multifamily Estimator will play a key role in the preconstruction process by preparing accurate cost estimates, analyzing project documents, coordinating subcontractor pricing, and collaborating with internal teams to develop competitive and comprehensive project budgets. This individual will support multifamily and mixed-use projects from conceptual planning through final proposal submission.

Key Responsibilities

• Perform detailed quantity takeoffs and cost analyses for multifamily residential projects.
• Review plans, specifications, geotechnical reports, and other project documentation to determine project scope and pricing requirements.
• Solicit, evaluate, and compare subcontractor and supplier proposals.
• Develop conceptual estimates, schematic budgets, and detailed bid packages.
• Identify potential cost risks, value engineering opportunities, and constructability considerations.
• Collaborate with Project Managers, Operations personnel, and Design Teams throughout the preconstruction process.
• Maintain current knowledge of labor, material, equipment, and market pricing trends.
• Prepare bid leveling documents and recommendation summaries.
• Assist with vendor scope reviews and subcontractor qualification evaluations.
• Participate in client meetings, design reviews, and preconstruction presentations as needed.
• Support estimate handoff meetings to ensure a seamless transition from preconstruction to operations.

Qualifications

• 3+ years of estimating experience within multifamily, residential, commercial, or mixed-use construction.
• Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred.
• Strong understanding of construction means, methods, materials, and systems.
• Experience preparing quantity takeoffs and detailed project estimates.
• Ability to read and interpret construction drawings, specifications, and contract documents.
• Knowledge of conceptual estimating, budgeting, and value engineering practices.
• Strong analytical and problem-solving capabilities.
• Excellent communication and organizational skills.
• Proficiency with estimating software, Microsoft Excel, and construction management platforms.

Preferred Experience

• Ground-up multifamily construction projects.
• Podium, wood-frame, concrete, or mixed-structure residential developments.
• Mixed-use developments incorporating residential units.
• Design-build and negotiated project delivery methods.
• Projects valued between $10M and $100M+.
• Experience supporting projects through multiple design phases.
