This is a remote position. Our client is looking for a Leasing Specialist to oversee leasing operations, resident communications, and renewal initiatives across a growing portfolio of residential properties. They operate within the real estate investment and property management industry and have expanded their residential portfolio while completing significant multifamily renovation and repositioning projects in recent years. This position is ideal for a confident and highly organized sales professional who understands how to guide prospective residents through the complete leasing journey, from their initial inquiry through application approval and lease execution. The Leasing Specialist will also serve as a key contact for current residents, support lease renewals, coordinate with local property teams, and help maintain strong occupancy and resident satisfaction. The successful candidate will work independently in a remote environment, collaborate closely with leadership and onsite partners, and balance leasing, customer service, reporting, vendor coordination, and operational responsibilities.

Responsibilities:

• Manage leasing activities across multiple residential properties.
• Respond promptly and professionally to rental inquiries from prospective residents.
• Schedule property tours and coordinate showings with local assistants and onsite team members.
• Track prospective resident activity, lead sources, follow-ups, and conversion progress.
• Create, publish, and regularly update rental listings across relevant online platforms.
• Guide prospective residents through the complete leasing process, including screening, application review, lease offers, documentation, and lease signing.
• Review applicant information carefully and ensure screening procedures are completed according to company and legal standards.
• Monitor property vacancies, rental rates, and comparable properties within each local market.
• Recommend competitive pricing and marketing strategies that support occupancy and net operating income goals.
• Conduct ongoing market research to identify rental trends, competitor activity, and changing resident expectations.
• Collaborate with marketing and social media professionals to develop campaigns and materials that attract qualified applicants.
• Serve as a primary point of contact for resident questions, leasing matters, and service concerns.
• Deliver timely, professional, and solution-oriented communication to residents.
• Manage lease renewal programs with the objective of achieving at least a 60% annual renewal rate.
• Monitor upcoming lease expiration dates and proactively communicate with residents.
• Prepare and distribute renewal offers while coordinating the complete renewal process.
• Develop resident engagement initiatives that strengthen relationships and create a greater sense of community.
• Maintain accurate and current resident, applicant, and leasing information in the property management CRM.
• Track leasing KPIs and prepare performance reports for leadership.
• Review monthly property budgets against actual results and present relevant findings to leadership.
• Prepare and review lease documents for accuracy and alignment with legal and company requirements.
• Assist with routine property monitoring and prepare reports related to occupancy and leasing performance.
• Identify, screen, interview, hire, and onboard new vendors when needed.
• Review vendor invoices periodically and assist with payment coordination.
• Participate in rotating weekend and overnight coverage to support emergency responses and applicant screening during active listings.
• Coordinate emergency maintenance responses and dispatch the appropriate vendors or local resources.
• Provide backup support for maintenance coordination and rental turnover activities.

Requirements:

• At least 10 years of general sales experience.
• Demonstrated success selling, communicating with customers, or managing leads in a remote environment.
• Bachelor's degree in Marketing, Business, or a closely related field.
• Experience working independently with U.S.-based or international companies, clients, or teams.
• Strong verbal communication, relationship-building, and customer service skills.
• Confident and professional communication style when working with prospective residents, current residents, vendors, and senior leaders.
• Ability to manage multiple prospects, residents, projects, vendors, and deadlines simultaneously.
• Exceptional attention to detail when reviewing applications, leases, resident records, and financial information.
• Strong organizational and time-management abilities.
• Ability to work autonomously and make progress with limited supervision or resources.
• Strong technology skills and the ability to quickly learn new property management platforms and remote collaboration tools.
• Comfortable receiving direct feedback and working closely with senior executives.
• Flexible, energetic, and positive approach to changing priorities.
• Availability Monday through Friday from 10:30 AM to 6:30 PM U.S. Eastern Time, with participation in rotating weekend and overnight coverage to support 24/7 property management operations.

• Full professional dedication during scheduled working hours. Other jobs, businesses, or unrelated paid or volunteer activities may not be performed during this schedule.
• Willingness to use Hubstaff or similar productivity software, including time tracking, activity monitoring, and periodic screenshots while logged in.
• A reliable laptop, private workspace, high-speed internet connection, and backup internet access.

Qualifications:

• Five or more years of property management or leasing experience is strongly preferred.
• Previous experience managing residential leasing remotely is highly desirable.
• Strong understanding of the full leasing cycle, including lead management, tenant screening, application review, lease preparation, and resident communication.
• Experience coordinating leasing processes between remote professionals and onsite property teams.
• Familiarity with multifamily housing, residential rentals, and property management operations.
• Experience monitoring vacancy rates, rental comparables, pricing, occupancy, or leasing conversion metrics.
• Knowledge of housing regulations, Fair Housing practices, leasing compliance, and housing authorities.
• Experience managing vendor or contractor relationships.
• Familiarity with property management CRMs and online rental listing platforms.
• Experience supporting lease renewals and resident retention programs.
• Ability to interpret property budgets, invoices, and operational reports.
• Experience working in a small, fast-paced, or rapidly evolving organization.
