Job Details Position: Lead Maintenance Technician (Full Time, Hourly) Location: One Webster - CHELSEA, MA 02150 Education Level: High School Salary Range: $40.00 - $42.00 per hour Travel Percentage: Negligible Shift: Day (Monday–Friday, 8:00 AM – 5:00 PM; occasional on‑call hours) Responsibilities Use 5+ years of experience in property maintenance (residential or hospitality) to address work orders before they become major issues. Apply technical certifications (HVAC, CPO, electrical, plumbing) to handle specialized repair and maintenance tasks. Proactively maintain routine maintenance and general cleanliness of the property, including resident amenities such as the pool and clubhouse. Hands‑on with day‑to‑day maintenance, setting tone and standard for work; assist other technicians and complete your own work orders. Manage the Make‑Ready board so turnover work stays on schedule and ensure property grounds are kept up. Engage in difficult conversations with employees and residents, resolving concerns and seeking further action. Leverage attention to detail and project management skills to find cost‑effective, high‑quality, timely resolutions to repair and maintenance issues. Maintain a safety‑first approach, utilizing EPA certification for chemicals and training maintenance team in safety procedures. Qualifications High school diploma or GED required; plus at least 5 years of relevant experience in property management or hospitality. Technical degree or certifications in HVAC, plumbing, or electrical (S1 or S2 HVAC preferred). Experience in general building maintenance or painting, light carpentry, electrical, or plumbing. Proficient with HVAC system repair and maintenance. Own tools and valid driver’s license to operate company‑owned or personal vehicle. Strong verbal and written communication skills. Excellent organizational and time‑management skills, with the ability to meet goals and deadlines in a fast‑paced environment. Basic proficiency with Microsoft Office Suite. Commitment to personal and public safety: respect, integrity, ethics, confidentiality. Physical Requirements Lift or move items up to 25 lbs regularly and up to 50 lbs occasionally. Use hands, tools, and equipment; adequate vision; stamina and dexterity. Stand for extended periods and move throughout the property, including walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling in various weather conditions. Occasional on‑call hours and weekends; scheduled during high‑traffic holiday periods with supervisor approval. Travel occasionally by company‑owned or personal vehicle.
