We are seeking an  experienced Residential Maintenance Technician to join our property management team. This is an immediate opening for a dependable, skilled individual who can work independently and take ownership of maintenance and repair work at residential rental properties throughout  Newark and surrounding communities .

This position offers 32–40 hours per week , depending on workload, with the potential for additional hours and bonuses.

What You'll Do:

• Complete daily maintenance requests and work orders at residential rental properties
• Perform rental turns, unit rehabs, and general property repairs
• Diagnose and complete basic plumbing and electrical repairs
• Perform drywall repairs and installation
• Install and repair flooring
• Paint interior and exterior areas as needed
• Complete tile installation and repairs
• Handle general carpentry and handyman work
• Identify problems and determine the appropriate repair
• Prioritize work based on urgency, tenant needs, and location
• Complete multiple service calls and repairs throughout the day
• Coordinate repairs and access with tenants and the office
• Communicate progress and receive new assignments throughout the day
• Maintain accurate records of work performed, hours, materials, and expenses

Qualified Applicants Should Have

• Previous experience in  residential maintenance, property maintenance, remodeling, and/or construction
• Working knowledge of:
• • Drywall
  • Flooring
  • Painting
  • Tile
  • Basic plumbing
  • Basic electrical
  • General residential repairs and maintenance
• Ability to troubleshoot problems and work independently
• Ability to prioritize multiple work orders efficiently
• Reliable transportation to and from work
• Own basic hand and power tools
• Comfortable communicating through  text messages and email
• Dependable, organized, and able to maintain a professional relationship with tenants
• Valid driver's license and good driving record
• Ability to safely perform the physical requirements of residential maintenance work

Compensation & Benefits

• $28–$35 per hour , based on experience and skill level
• 32–40 hours per week , depending on workload
• Company truck available for work-related use
• Potential for performance-based bonuses
• Paid vacation time
• Primarily  Monday–Friday
• Occasional weekend work may be required
• Consistent work with an established residential property management operation
