Commercial Real Estate Paralegal Location: St. Petersburg, FL
This position requires full-time onsite attendance during the first 90 days to facilitate training, integration, and collaboration. Following successful onboarding, there may be an opportunity to work a hybrid schedule of 3 days in the office and 2 days remotely. Employment Type: Full-Time, Direct-Hire
Compensation: $65,000 - $85,000, commensurate with experience LHH Recruitment Solutions is partnering with a highly respected law firm in St. Petersburg, FL, to identify an experienced Commercial Real Estate Paralegal to support multiple attorneys. The ideal candidate will have substantial experience managing commercial real estate transactions from pre-closing through post-closing, including drafting and reviewing transaction documents, conducting title and survey reviews, and coordinating due diligence. This position requires recent U.S. law firm experience, exceptional organizational skills, attention to detail, and the demonstrated ability to collaborate effectively with attorneys, clients, lenders, title companies, and other transaction stakeholders. Minimum Requirements

Minimum Requirements
- 3+ years of recent and tenured commercial real estate experience as a billing paralegal in a mid-to-large U.S. law firm environment
- 3+ years of recent and tenured experience managing commercial real estate transactions from pre-closing through post-closing, including acquisitions, dispositions, financing transactions, commercial lending matters, and leasing transactions
- 3+ years of experience drafting, reviewing, and redlining commercial real estate documents, including Purchase and Sale Agreements, leases, loan documents, contracts, escrow agreements, deeds, bills of sale, lease abstracts, and estoppel certificates
- Strong experience with title, survey, and due diligence review, including:
- Analyzing title commitments, underlying exceptions, surveys, easements, encumbrances, boundary issues, and title endorsements
- Coordinating with title companies and reviewing title policies
- Ordering and reviewing environmental, zoning, property condition, and other due diligence reports
- Reviewing and summarizing UCC, judgment, tax, and other lien searches
- Analyzing title commitments, underlying exceptions, surveys, easements, encumbrances, boundary issues, and title endorsements
- Experience coordinating all aspects of commercial transaction closings, including:
- Maintaining closing checklists, critical dates, and transaction timelines
- Coordinating signature packages, execution documents, and escrow releases
- Managing electronic data rooms and preparing closing binders
- Assisting with wiring instructions, earnest money deposits, and settlement/closing statements
- Preparing closing indexes and ensuring proper recording of documents in applicable public records
- Assembling final electronic and hard-copy closing books
- Monitoring post-closing deliverables and requirements
- Maintaining closing checklists, critical dates, and transaction timelines
- Experience preparing, filing, recording, and tracking real estate documents, including deeds, mortgages, memoranda of lease, UCC financing statements, and related conveyance documents
- Experience with corporate and entity maintenance, including:
- Forming corporations, LLCs, and other business entities
- Preparing organizational documents, including Articles of Incorporation, Articles of Organization, operating agreements, and bylaws
- Obtaining EINs and certificates of good standing
- Filing annual reports and maintaining corporate records
- Managing foreign qualifications and other state registration requirements
- Supporting ownership transfers and corporate governance matters for entity holding companies
- Forming corporations, LLCs, and other business entities
- Demonstrated ability to identify and resolve title, survey, due diligence, and closing-related issues proactively
- Proficiency with Microsoft Office Suite and legal document management systems
- Excellent organizational skills with the ability to manage multiple transactions and competing deadlines simultaneously
- Strong written and verbal communication skills, with the ability to collaborate effectively with attorneys, clients, lenders, title companies, governmental agencies, and other transaction stakeholders
- High level of accuracy, attention to detail, professional judgment, and discretion in a fast-paced legal environment
- Ability to work independently while effectively supporting multiple attorneys and collaborating within a team environment
- Florida Registered Paralegal designation
- Florida Notary Public certification
- Paralegal certificate, associate degree, bachelor's degree, or equivalent legal education and training
