Role Description: We are seeking an experienced Senior Loan Originator to drive loan production across the Providence market. This is a highly autonomous, revenue-generating role focused on sourcing, structuring, and closing investment real estate loans with experienced borrowers. The position is best suited for a proven originator who thrives in a performance-driven environment, brings an existing network of relationships, and is comfortable building and managing their own pipeline. Responsibilities Generate deal flow and manage loan transactions with a focus on screening & loan structuring Source and develop relationships with real estate investors, developers, and brokers within the Greater Providence market Build and manage a consistent pipeline of residential transitional (RTL) and Debt Service Coverage Ratio (DSCR) loan opportunities Structure financing solutions and present terms aligned with Spreo Capital’s credit guidelines Analyze loan scenarios, including borrower profile, property value, and deal feasibility Guide clients through the full loan lifecycle from initial inquiry to closing Issue letters of intent (LOIs) and manage borrower communication throughout the process Partner with underwriting and credit teams to efficiently move deals toward closing Maintain and expand referral partnerships to support ongoing deal flow Provide feedback on market conditions, borrower needs, and competitive dynamics Represent Spreo Capital in a consultative manner, acting as an advisor—not just a transaction facilitator Required Qualifications Experience originating residential transitional loans (RTL) Proven origination production of approximately $4-5MM+ per month (~$50–60MM+ annually) with consistency Ability to independently source and close deals without reliance on inbound leads Established network of real estate investors, developers, or broker relationships in the Providence market Strong understanding of loan structuring, valuation, and deal screening Solid foundation in Finance, including cash flow analysis, DSCR calculations, and real estate metrics Track record of managing pipeline and maintaining steady production Strong client communication skills with a consultative, relationship-driven sales approach Self-starter comfortable operating in a fully remote, high-volume, performance-driven environment Ability to provide production history or deal summaries during later stages of the interview process Existing, transferable book of business within the Providence area Bachelor’s degree in Finance, Business, Real Estate, or a related field preferred Nice-To-Haves Experience originating both RTL and DSCR loans Interest in building or mentoring a team over time Strong consultative approach with real estate investors and repeat borrowers Fully remote role based in the Providence area Candidates should be located within the market to support relationship development Limited travel ( Competitive base salary starting in the $60-70k range with potential flexibility based on production history and experience Commission-driven compensation with significant upside tied to deal volume 12-18 month OTE potential of $250K+ once ramped ; substantial upside for top producers Flexible compensation structure, including optional draw arrangements Full benefits package including medical, dental, and paid time off 401(k) eligibility after first year Why Join Spreo Capital High-growth platform backed by institutional capital and aggressive expansion plans Opportunity to operate as a true business builder with autonomy over your pipeline Ability to scale your production within a growing lending platform Exposure to a wide range of real estate investment strategies and loan products Clear path for high performers to grow into team-building or leadership roles #J-18808-Ljbffr Spreo Capital
