Role Description We're looking for someone who can own the day-to-day operational performance of our properties while delivering an exceptional tenant experience. This role sits at the intersection of tenant relations, property operations, maintenance coordination, vendor management, and portfolio performance. The position will be based in DePere, but will regularly be onsite at our properties across Green Bay and Fox Cities. You will work closely with leadership, leasing, accounting, construction, and operations teams to ensure our properties are operating efficiently, our tenants are well-served, and our assets are positioned for long-term success. This role is responsible for creating consistency, accountability, and responsiveness across the portfolio while helping build systems that support continued growth. Key Responsibilities Serve as the primary point of contact for tenants across assigned properties Deliver a best-in-class tenant experience through responsiveness, professionalism, and follow-through Coordinate move-ins, move-outs, lease renewals, and ongoing tenant communication Resolve tenant concerns quickly and effectively Build strong long-term relationships that improve tenant retention and satisfaction 2. Property Operations Oversee daily operations across assigned office, retail, mixed-use, and multifamily properties Conduct regular property inspections to ensure assets remain clean, safe, functional, and well-maintained Identify operational issues proactively before they become larger problems Coordinate maintenance requests and ensure timely completion Support implementation of operational systems and process improvements Coordinate vendors, contractors, and maintenance personnel across the portfolio in collaboration with the Director of Operations Ensure work is completed on time, within budget, and to company standards Obtain bids and assist with vendor selection and negotiations Track service requests and projects from initiation through completion Establish accountability and performance expectations with vendors Assist with annual budgets, invoice approvals, and expense tracking Oversee 5 year capital planning Monitor operational expenses and property performance metrics Support rent collection efforts and delinquency follow-up Maintain accurate property records, tenant files, and operational documentation Provide timely updates and reporting to leadership 5. Cross-Functional Collaboration Partner closely with leasing, operations, accounting, construction, and leadership teams Assist with property tours and tenant onboarding when needed Assist with due diligence of new acquisitions Support leasing efforts by ensuring spaces and properties are presented professionally Improve communication and operational alignment across departments Help develop scalable systems that support portfolio growth 6. Operational Leadership & Continuous Improvement Take ownership of assigned properties as if they were your own Identify opportunities to improve efficiency, tenant satisfaction, and operational performance Recommend and implement process improvements Help build systems and standards that support long-term portfolio growth Drive accountability through strong communication and follow-through Why This Role Is Unique You won't be confined to a traditional property management role.
