Position Maintenance Supervisor in Training Location Midlothian, VA (Richmond area) Overview We are seeking a skilled & motivated Maintenance Supervisor in Training who will work and train onsite alongside a supervisor with a full maintenance team. You will need future flexibility to transfer to another community as needed. Responsibilities Manage and coordinate activities of a service team to ensure all upkeep, inventory, and repair of grounds and buildings are completed efficiently. Diagnose problems and perform repairs in HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliances. Schedule and directly supervise all in-house and vendor work; share on-call responsibilities with team members. Use professional maintenance practices, quality control, and company policies to maximize rents and maintain high occupancy levels. Create a customer‑service driven environment that positively influences visitors, prospects, and residents. Qualifications Minimum of 4 years trade‑related experience with at least 1 year in an apartment‑maintenance lead, assistant, or supervisory role. Strong working knowledge of building maintenance: electrical, plumbing, appliance repairs, interior/exterior maintenance, and carpentry. EPA/CFC Refrigerant certification required (Type I, II or Universal). Hands‑on HVAC repair experience required. Computer skills: use business software to assign and manage work orders, schedule turns, order supplies, and communicate via email. Willingly share on‑call duties with other team members. Valid driver’s license, transportation, and required tools. Background check and DMV will be conducted. Compensation & Benefits Pay – starting at $26 per hour depending on experience. On‑call bonus – $150 per week (calls or no calls) plus an additional $150 per holiday on‑call bonus. Quarterly bonus – up to $1,110 potential based on performance of property and team.
