This role manages the day-to-day operations of an assigned property, including managing the team members, daily activities, and resources, to achieve established budgeted financial and operational goals. It also ensures that the operation complies with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws governing multi-family housing operations. Job Description Provides input into the development of budgets for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic trends and predict performance. Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted timely, making deposits, and preparing and reviewing monthly financial status reports. Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed, ensuring validity of certificates of insurance, coding charges to appropriate chart of account codes, and managing communication between vendor, accounting, and client/owner. Controls expenditures by staying within the constraints of the approved budget and manages the petty cash fund. Oversees the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducting periodic apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges as allowed by the lease. Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals. Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve service issues. Ensures the maintenance team complies with the company’s standards for responding to and completing resident service requests. Conducts regular property inspections and takes appropriate actions to ensure that the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance. Supervises property staff by interviewing, hiring, orienting, training employees, and managing their performance in accordance with company policies and business practices. Assists in managing the client/owner relationship by meeting owners, conducting property tours, providing updates on performance, and responding to owner requests. Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary. For California only: Community managers are responsible for managing the lease process using the California specific Lease File Checklist to ensure all lease documents are complete, compliant, and organized. Basic Knowledge & Qualifications Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field. 4-6 years minimum of relevant experience that demonstrates application of property management, sales, marketing, and customer service skills sufficient to manage day-to-day operations, resolve complaints, complete financial records, increase sales revenues, and coordinate team work. Ability to manage multiple priorities in a fast-paced environment. Excellent communication, conflict resolution, and customer service skills. Detail-oriented and self-motivated with the ability to work independently, lead, and collaborate as part of a team. Specialized Skills All required licenses and/or certifications as required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property and ensure all on-site staff who drive have a valid license. Proficiency in Internet, word processing, spreadsheet, and database management programs to complete required reports and employment documents. Strong proficiency in using property management software (preferably Entrata, Yardi, and/or OneSite). Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists. Travel / Physical Demands Work in an office environment and may have frequent exposure to outdoor elements; must be able to physically access all interior and exterior parts of the property and amenities. Must be able to push, pull, lift, and carry weights up to twenty (20) pounds independently and fifty (50) pounds with assistance. Routine local travel may be required to make bank deposits, attend training classes, outreach events, or other situations necessary for the role. The annual range for this position is $81,000.00 – $110,000.00. Additional Compensation Corporate positions: In addition to the base salary, this role may be eligible to participate in a quarterly or annual bonus program based on individual and company performance. On-site property positions: In addition to the base salary, this role may be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
