REPORTS TO : Buyer Service Manager/Director of Buyer Services/Project Superintendent

SUMMARY/OBJECTIVE : An efficient, customer service-oriented individual supporting residential construction and new-home development throughout all phases of construction. Responsible for assisting with preparing homes for buyer walk-throughs, coordinating and completing homeowner repairs, supporting the Project Superintendent, and ensuring company policies, procedures, and quality standards are met. Must demonstrate strong communication, professionalism, attention to detail, and a commitment to providing excellent customer service.

RESPONSIBILITIES:

• Read, understand, and implement all aspects of Buyer-Friendly policies and company procedures.
• Prepare homes for homeowner walk-throughs under the direction of the Project Superintendent.
• Coordinate, schedule, and complete homeowner repairs based on work orders prepared by the Buyer Services Coordinator.
• Maintain accurate records of customer communications, appointments, inspections, completed repairs and outstanding construction or customer-service items.
• Communicate professionally with homeowners and address their concerns in a timely and respectful manner.
• Explain the repair process and clearly communicate the steps required to complete homeowner repairs.
• Perform repair and construction-related work in a professional and workmanlike manner.
• Conduct homeowner walks as directed and document items requiring attention.
• Handle difficult or dissatisfied customers professionally while maintaining a positive customer experience.
• Carry and utilize the VDDC Information Manual during homeowner walks and repair services as a reference.
• Review and negotiate change orders and Extra Work Orders (EWOs) with subcontractors under the supervision of the Project Superintendent.
• Coordinate with construction teams and trade partners to resolve defects, repairs, and punch-list items.
• Analyze subcontractor work and provide recommendations regarding costs, materials, and completion of repairs.
• Monitor model home maintenance and assist with model home openings as directed.
• Provide laborer and general construction assistance as needed.
• Assist in identifying opportunities for cost savings, improved construction practices, and increased efficiency.
• Assist with efforts to construct defect-free homes and maintain company quality standards.
• Assist in minimizing inventory-home maintenance, repair, and utility costs.
• Maintain a safe, clean, and organized work environment.
• Perform other duties and responsibilities as assigned.

QUALIFICATIONS:

• High school diploma or equivalent required.
• Valid California Driver’s License with a satisfactory driving record required.
• Construction knowledge and hands-on construction experience required.
• New-home construction experience preferred.
• Customer service experience preferred.
• Proficiency with Microsoft Office and other computer applications, required.
• Ability to walk active construction sites and safely navigate stairs and partially completed homes, required.
• Strong communication and interpersonal skills.
• Ability to work professionally with homeowners, subcontractors, and members of the construction team.
• Ability to prioritize tasks, meet deadlines, and work effectively with minimal supervision.
• Strong attention to detail and problem-solving skills.

SUPERVISORY RESPONSIBILITIES:

This job has no supervisory responsibilities.

 

PHYSICAL DEMANDS:

This position requires the ability to perform physically demanding work in an active construction environment. Essential physical requirements include:

• Frequent and prolonged walking on uneven terrain, construction sites, and outdoor surfaces.
• Daily climbing of multiple flights of stairs, ladders, scaffolding, and elevated work areas.
• Frequent standing, bending, stooping, kneeling, crouching, crawling, reaching, and balancing.
• Ability to lift, carry, push, and pull heavy materials, equipment, and supplies weighing up to 50 pounds regularly and up to 75 pounds occasionally, with or without reasonable accommodation.
• Ability to operate hand and power tools safely and effectively.
• Ability to work outdoors in varying weather conditions, including heat, cold, wind, rain, and exposure to dust and noise.
• Ability to maintain visual acuity, hearing, and manual dexterity necessary to perform construction-related tasks safely.
• Ability to wear and use required personal protective equipment (PPE), including hard hats, safety glasses, gloves, high-visibility clothing, and other safety gear.

WORK ENVIRONMENT:

The employee works primarily in an active construction environment, including residential and commercial construction sites. The position requires regular exposure to changing and potentially hazardous conditions and requires strict adherence to all company safety policies and procedures.

• Work is performed both indoors and outdoors and may require working in varying weather conditions, including extreme heat, cold, wind, rain, and direct sunlight.
• Regular exposure to construction-related dust, dirt, fumes, odors, noise, vibration, and airborne particles.
• Work may be performed on uneven, muddy, dusty, or unfinished surfaces and in areas with limited accessibility.
• Frequent exposure to construction equipment, vehicles, machinery, tools, materials, and other site hazards.
• May work at elevated heights, including ladders, scaffolding, roofs, platforms, and upper levels of structures.
• Work may require navigating around active construction activities and maintaining awareness of moving equipment, personnel, and changing site conditions.
• May be required to work in confined or restricted areas.
• Work may require extended periods of standing, walking, and physical activity throughout the workday.
• Appropriate personal protective equipment (PPE) is required as designated by the company and job site.
• Work schedules may vary based on project requirements and may occasionally require early mornings, extended hours, weekends, or work in inclement weather.
