Role Description The VP of Land Development is a full-time, on-site leadership role based in the Greenville-Spartanburg-Anderson, South Carolina area. This role oversees the end-to-end land development process, including site selection, feasibility analysis, entitlements, zoning, and infrastructure planning for residential and mixed-use projects. The VP collaborates with homebuilders, engineers, architects, contractors, and local jurisdictions to ensure timelines, budgets, and quality standards are met. Daily responsibilities include managing project pipelines, negotiating land acquisitions, monitoring construction progress, resolving permitting and compliance issues, and providing regular reporting to executive leadership. The role also contributes to strategic planning, market expansion, risk management, and process optimization to support Divine Group’s growth objectives. Qualifications Proven experience in land development, including site acquisition, zoning, entitlements, and infrastructure planning for residential or mixed-use projects. Strong project management skills, with the ability to oversee multiple developments, manage timelines and budgets, and coordinate cross-functional teams. Demonstrated leadership and people management capabilities, including mentoring teams, managing external partners, and fostering collaborative relationships. Solid understanding of real estate finance, pro forma modeling, ROI analysis, and risk assessment related to land and development projects. Knowledge of local and regional regulations, permitting processes, and compliance requirements in the Greenville-Spartanburg-Anderson, South Carolina area or similar markets. Excellent communication, negotiation, and stakeholder management skills, with the ability to represent the organization in discussions with municipalities, homebuilders, and investors. Bachelor’s degree in Real Estate, Civil Engineering, Urban Planning, Business, or a related field; advanced degree or professional certifications (e.g., PE, PMP, CCIM) are a plus. Experience working with national or regional homebuilders and familiarity with residential lot development and community planning is strongly preferred.
