Residential Remodeling Project Manager (starting Q3 2026)

Residential Remodeling Project Manager Location: Dover, NH (Seacoast NH job sites | field-based role) Brand Promise: Listen First. Build Better. J.R. Heald Builders is a family‑owned residential builder and remodeler serving New Hampshire's Seacoast. We are growing intentionally and building structure into our production team so projects run smoothly, clients feel cared for, and our field teams have strong leadership and support. The Project Manager is the day‑to‑day driver of production. You spend approximately 40% of your time in the field supporting Site Supervisors, crews, and subcontractors, and 60% in the office coordinating systems, job costing, and planning. You keep projects on track for quality, schedule, budget, safety, and communication, develop the field team, and improve how we operate. You report to the Production Manager and directly manage Site Supervisors. Key Responsibilities Oversee active projects from preconstruction handoff through completion Participate in preconstruction reviews to identify scope, production, or budget risks before contracts are finalized Lead project kickoff/turnover meetings with clients and the internal team Conduct frequent jobsite visits to ensure quality, safety, cleanliness, and progress Manage field crew and subcontractor scheduling with a rolling 3‑week lookahead Monitor job costs with the Production Manager and Controller; provide regular cost updates Ensure timely communication and processing of Change Orders Coordinate permits, short‑lead materials, and equipment needs Provide clear project milestone updates to clients, trades, and suppliers Support Site Supervisors through coaching, accountability, and skills development Evaluate field staff and subcontractors; participate in performance reviews and growth plans Submit receipts, bills, and invoices per process for accurate job costing Participate in Project Debriefs and continuous process improvement Success Indicators Jobs stay organized, clean, and on schedule Site Supervisors feel supported and perform at a higher level Clients feel informed and confident throughout the project Fewer surprises due to proactive communication and planning Job costs are tracked accurately and consistently Qualifications Experience managing residential construction projects (remodeling/additions preferred) Strong leadership skills with the ability to coach, delegate, and hold others accountable respectfully Excellent organizational and time‑management skills across multiple jobs Calm, logical problem‑solver who anticipates issues early Comfortable with job costing, budgets, and documentation Strong communication skills with clients, trades, and the internal team Tech‑comfortable (spreadsheets, construction software, mobile communication) Valid driver's license, clean MVR, and reliable personal vehicle Smartphone with camera, text, and web capability Pay & Benefits Full‑time, W‑2 Employment Pay: $80,000 to $95,000 (based on experience) Medical, dental, vision with other supplementals 401(k) with company match Paid time off Professional development assistance Company‑issued mobile phone Flexible schedule as the project needs allow Benefits available after 60 days of employment Schedule Monday‑Friday Based out of the Dover office/Barrington shop Job sites throughout the Seacoast NH region J.R.
