Property Management Customer Support Specialist

About this Position Pay: $28.00 - $30.00 per hour Position: Customer Support Specialist Status: Full-time Summary: This position is responsible for coordinating leasing activities to achieve occupancy, revenue, and resident retention goals. The role involves handling all activities related to leasing new residents, ensuring resident satisfaction throughout the lease term, and securing lease renewals. Primary Responsibilities Perform all sales and leasing activities to meet revenue and occupancy goals, including greeting and qualifying prospects, conducting community tours, processing applications, preparing lease and move‑in packages, and ensuring smooth resident move‑ins. Inspect apartments prior to resident move‑in, ensuring they are in move‑in‑ready condition and schedule any outstanding maintenance tasks. Stay informed about current market and competitor conditions that may impact occupancy and sales results. Develop and execute marketing activities to generate traffic, such as implementing resident referral and employer outreach programs and using internet marketing tools. Track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Ensure community show units meet quality standards by inspecting marketing corridors, communicating maintenance needs, and preparing the leasing office for daily activities. Follow up with prospects and new residents to ensure satisfaction via email, thank‑you notes, cards, or telephone calls. Support the lease renewal program by preparing renewal letters and packages, meeting with renewing residents, and ensuring renewal documents are signed and implemented on time. Respond promptly and courteously to resident and client concerns, taking action to resolve problems or documenting requests for appropriate parties. Adhere to Fair Housing and Employment laws, ensuring compliance from all team members. Effectively lead and manage team members, fostering collaboration and achieving common goals. Willing to work on other local communities within the portfolio. Qualifications Bilingual in English and Spanish preferred. Experience leasing multi‑family communities and new constructions. Polished presentation skills. Proficiency in problem solving and conflict resolution. Ability to multitask. Strong verbal and written communication skills. Team player. Intermediate computer skills and internet savvy. Experience using property management software, with knowledge of Entrata a plus. Education and Training High school diploma, GED, or equivalent.
