Sr. Manager, Investment Analytics - Office Division ($124,200.00 - $162,300.00)

Position Summary:

The Senior Manager supports Finance, Asset Management, and Leasing teams by leading complex financial modeling, underwriting, analytical tools, and automated workflows to drive portfolio performance and strategic decision-making. The role prepares Investment Committee materials, leads process improvements, and conducts underwriting and modeling for large complex leases, capital projects, and other strategic opportunities. Additionally, the Senior Manager evaluates tenant creditworthiness, prepares asset-level business plans, conducts asset and portfolio performance reviews, and generates comprehensive valuation analyses. This role works in close collaboration with colleagues across leasing, asset management, finance, operations, development, tax, financing, and accounting.

Key Responsibilities:

• Prepare Investment Committee materials, including investment theses, financial models, recommendations, and financial exhibits to support investment decisions and recommendations.
• Provide analytical and underwriting support for leases, tenant creditworthiness, capital investments, new development projects, acquisition opportunities, and other complex real estate decisions.
• Apply financial concepts, including Net Present Value (NPV), Internal Rate of Return (IRR), and discounted cash flow (DCF) analyses, to evaluate complex investment and business decisions.
• Conduct cash flow forecasts, property valuation analyses, and other financial analyses to support asset-level and portfolio-level decision-making.
• Participate in preparing asset-level business plans and monitoring asset performance, including trends and budget variances; drive analytical insights on operating and financial performance; help identify risks and opportunities related to revenue enhancement, cost and capital efficiency, and potential financing or refinancing implications.
• Conduct complex analyses related to asset performance reviews, scenario analysis, and strategic decision-making, with the ability to independently structure and execute analyses.
• Support strategic initiatives and internal process improvements, including taking ownership of specific workstreams and coordinating with cross-functional stakeholders.
• Develop, maintain, and enhance complex analytical models and tools using Excel, Argus, Google Sheets, and other analytical platforms.
• Identify and implement opportunities to streamline processes and analytics through automation, improved data integration, Artificial Intelligence, and other technology.

Additional Skills:

• Advanced understanding of real estate investment, asset management, leasing, valuation, and investment principles.
• Expert-level Excel and Argus skills with demonstrated ability to build, review, and troubleshoot complex financial models.
• Strong project management skills.
• Strong verbal and written communication, with demonstrated ability to influence and collaborate effectively

Preferred Education:

• Bachelor's Degree (or equivalent experience)

Preferred Years of Relevant Work Experience:

• 7+ years in Real Estate Investment (REIT), Real Estate (RE) Private Equity, Asset Management, RE Corporate Finance, public REIT Financial Planning & Analysis, or public REIT Investor Relations.
• Experience with financial statement analysis (P&L, balance sheet) and a strong understanding of corporate finance concepts, including cash flows, margins, debt, and leverage.

• Real Estate Investment, RE Private Equity, Asset Management, RE Corporate Finance, public REIT FP&A, or public REIT Investor Relations.

Compensation:

Base Pay Range: $124,200.00 - $162,300.00

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
