This is an excellent opportunity for a hands‑on maintenance professional with strong HVAC and general repair knowledge who enjoys a varied workday and takes pride in providing residents with a well‑maintained community. As a key member of the onsite team, you will be responsible for completing service requests, apartment make‑readies, preventative maintenance, repairs, and emergency maintenance. Respond to service requests promptly and efficiently, with the goal of completing requests within one business day under normal circumstances. Complete apartment make‑readies, including debris removal, repairs, replacements, painting, lock and key rotation, and inspections. Troubleshoot and repair HVAC systems, appliances, plumbing, electrical components, and other property systems. Perform preventative maintenance and complete required quarterly and semi‑annual maintenance reports. Perform maintenance and operational tasks on swimming pool equipment. Complete interior and exterior painting as needed. Maintain an organized, clean, inventoried, and adequately stocked maintenance shop. Ensure appropriate supplies are available for make‑readies, service requests, and routine maintenance. Provide technical guidance to other maintenance personnel as needed. Identify maintenance concerns and assist with maintaining the overall condition and appearance of the community. Participate in the 24‑hour emergency maintenance on‑call rotation. Perform additional maintenance duties as assigned. Qualifications Minimum 3 years of related maintenance experience preferred. HVAC and/or EPA certification preferred. Strong knowledge of HVAC troubleshooting and repair. Working knowledge of electrical systems and mechanical appliance repair. Basic competency in: Electrical Refrigeration Plumbing Carpentry Appliance repair Irrigation systems Pool operation and maintenance experience preferred. Strong troubleshooting and problem‑solving skills.Ability to work independently and as part of a maintenance team. Dependable with a professional attitude and strong customer‑service skills. Must be available for on‑call emergency maintenance. Physical Requirements Lift and move objects weighing up to 75 pounds. Bend, stoop, kneel, and twist into small or confined areas. Reach overhead for extended periods while performing repairs. Safely perform physical maintenance tasks throughout the apartment community. Join Our Maintenance Team!
