Preconstruction ManagerThe Preconstruction Manager leads and assists the bidding of construction projects by preparing proposals and estimates for new projects and soliciting subcontractor bids. The Preconstruction Manager reviews and verifies accuracy and completeness of all project documents received and will also perform quantity take-offs, constructability reviews, and value engineering analyses for all projects assigned. Our passion is building.ResponsibilitiesEnforcing preconstruction processes and proceduresProject estimating & bidding, including overseeing the creation and upload of bid solicitation and forms, subcontractor solicitation, collecting and analyzing subcontractor bids, and subcontractor contractingEnsuring the set-up and organization of documents in PlanswiftConfirming project location licensing requirementsReviewing project location tax requirementsPerforming check-set on drawingsPerforming quantity take-off and inputting estimate dataEstablishing appropriate job personnel for projectDetermining appropriate construction methodsCompleting design review/analysis and identifying value engineering opportunitiesCreating VE Log, if applicableCreating qualifications documentLogistics planningCreating the Preconstruction scheduleCreating presentation/interview and RFP proposal materialsReviewing insurance and bonding requirements and confirming compliance or project specific cost impactsPreparing bid proposalEstablishing a profit/risk planReviewing and negotiating contractsEnsuring the scheduling, facilitation and documentation of subcontractor buyout meetingsCreating and documenting project unit cost sheetsConducting the subcontractor prequalification processEnsuring the saving and organization of documents within P-FilesEvaluating the final bid and subcontractor selectionObtaining permitsReviewing long-lead materials for early procurementOther duties as assignedQualificationsBachelor's degree in Construction Management, Engineering preferred5+ years of applicable estimating, design management and/or field management experience requiredProven experience managing preconstruction for large scale projectsIn-depth knowledge of construction principles/practices requiredAbility to understand and solve complex challenges to present alternative solutionsDemonstrated leadership and interpersonal skillsExcellent communication skills, both written and verbalProficiency with computer applications including Microsoft Office suite and SharePointWorking Conditions:The Preconstruction Manager's work is primarily performed indoors out of a main office or field office at the construction site; occasionally outdoors in various weather conditions with some exposure to health or safety hazards, including noise level may range from moderate to loud.
