Maintenance Technician

Responsibilities Perform day‑to‑day maintenance activities without direct supervision from the Site Manager. Communicate effectively with the Site Manager to accomplish efficient property operations. Promote positive public relations with residents, co‑workers, company staff, and service providers. Contribute to a culture of delivering high‑level service to internal and external customers while adhering to CMI values. Ensure all service requests are completed promptly, prioritizing health and safety requests first. Diagnose and perform minor and routine maintenance/repair tasks in a timely and professional manner. Accurately document work performed on service request forms. Identify potential issues and liabilities; communicate findings with the Community Manager to support proactive maintenance. Assist in keeping grounds neat and free of litter. Flex work schedule to accommodate after‑hour and weekend emergencies as needed. Conduct regular site inspections of exterior and interior property to ensure compliance with regulatory requirements and management standards. Assist the Site Manager in identifying capital improvement projects and ongoing maintenance needs. Accompany the Site Manager during interior unit inspections to check for maintenance issues, replace HVAC filters, and verify fire and safety items such as smoke detectors, fire extinguishers, firestops, and furnished equipment. Manage CMI‑provided maintenance tablet, iPhone, and keys for the site(s). Order materials, supplies, parts, and equipment in coordination with the Site Manager while adhering to the site’s annual budget. Maintain shop appearance to facilitate quick inventory assessment. Assess vacant units, restore them to make‑ready condition, and coordinate status with the Site Manager. Monitor independent contractors to ensure work is completed as directed. Assess all physical aspects of the site on a routine basis, including HVAC systems, windows, siding, roofs, exterior lighting, water leaks, and breezeways. Additional Responsibilities Complete special projects as assigned by management. Knowledge, Skills, and Abilities General maintenance experience, including appliance repair, light carpentry, plumbing/electrical knowledge, and drywall/painting. Ability to analyze and troubleshoot maintenance issues and repairs. Comprehensive knowledge of Fair Housing Laws, including completion of required courses prior to start date and annually thereafter. Eagerness to learn new skills and attend available training opportunities. Physical ability to perform maintenance duties as required. Minimum Work/Leadership Experience A proven track record of at least three years of relevant maintenance experience, preferably in residential housing. Significant Physical Position Requirement The role requires physical effort including walking new construction projects, inspecting interior and exterior assets, lifting heavy objects, using ladders, working at heights, stooping, stretching, and standing for long periods. Work Environment Position based at assigned site(s) with local travel for equipment or emergency parts. Occasional travel may be required for training or working at various locations. Telecommunications, Information Technology, and Office Equipment Use of a Samsung maintenance tablet and an iPhone for emergency maintenance calls and work meetings.
