Commercial Property Manager

The Commercial Property Manager is responsible for assisting with the overall operations, budgeting, client relations and management of commercial properties. To be an effective Elmington teammate, you will need to: Have a great attitude Have high expectations Think BEYOND the box Work with passion Have a tireless work ethic Be confident Be self-sufficient and self-motivated Take pride in your work Be a good listener Offer a solution with every problem Go above and beyond for everyone you support KNOWLEDGE/SKILLS/ABILITIES: Client management Business acumen Ethical conduct Relationship management Ability to work autonomously Technologically innovative ESSENTIAL JOB FUNCTIONS: Produces and manages operating budgets for commercial assets Contributes to the preparation of monthly management and financial reports Solicits bids from vendors for work performed in buildings and award contracts Maintains a working knowledge of all vendor contracts and ensures compliance with the same Assists with establishing and maintaining a proactive tenant relations program Obtains familiarity with tenant leases and particularly with clauses affecting the operation of the building Assists in determining appropriate capital investments that will increase returns for investors and drive bottom line performance Oversees a maintenance team ensuring tasks are completed efficiently and in a timely manner Ensures positive relations with office and retail clients Oversees renovation projects within portfolios Optimize Total Gross Revenue of each property Create annual budgets, continually making changes to increase efficiency in operations, occupancy and profitability year over year. Complete draft due Nov. 15, final budget approved by Dec 21 Manage property expenses with coordination of Annual Budget and ensure that tenants and vendors comply with insurance requirements and coordinates all liability and property casualty claims as required SPECIFIC EDUCATION OR EXPERIENCE: Bachelor's degree in business management or a related field PHYSICAL DEMANDS AND WORK ENVIRONMENT: Frequently sit, stand and walk Regularly required to talk or hear Frequently required to use hands or fingers to handle or feel objects, tools or controls Occasionally required to climb or balance, stoop, kneel, crouch or crawl Occasionally lift and/or move up to 25 pounds Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus The noise level in the work environment is usually moderate Temperature in the workplace is typically moderate TRAVEL REQUIREMENTS: This position requires travel up to 25% of the time.
