Role Description

The real estate team is hiring an Associate focused mainly on multifamily acquisitions and asset management across the Rodeo Region. The Associate will be a core member of an active investment team and will work on deals from first screening through closing. After closing, the Associate will help drive performance across the portfolio. The role offers exposure to senior leadership, investment committee and third-party property managers.

Bow River Capital’s real estate team invests across the Rodeo Region™, 14 states in the Rocky Mountain West and Southwest. Multifamily is a core focus. Targets range from stabilized, newer Class A communities in supply-constrained, high-growth markets to value-add opportunities. Deals typically run $35–150 million in asset value.

Responsibilities

Acquisitions

·       Screen incoming multifamily opportunities and maintain the team's weekly deal pipeline

·       Build and maintain detailed underwriting models, including rent rolls, T-12s, renovation and value-add budgets, debt sizing, and levered and unlevered returns

·       Research markets and submarkets: rent and sales comparables, supply pipelines, job and population growth, and demographic trends across Rodeo Region metros

·       Coordinate due diligence with lenders, property managers, attorneys and third-party consultants (property condition, environmental, appraisal, insurance)

·       Draft investment committee memos and presentations

·       Support debt financing, including lender outreach, term sheet comparison and loan closing

Asset Management

·       Monitor property operations against business plan and budget: occupancy, leasing velocity, rent growth, delinquency, operating expenses and capital projects

·       Work with third-party property managers on annual budgets, renovation programs, revenue management and operating improvements

·       Keep asset-level models and hold/sell/refinance analyses up to date

·       Support dispositions, including broker selection, offering memorandum review and buyer due diligence

Fund & Investor Reporting

·       Help with fund-level projections, quarterly valuations and investor reporting

·       Prepare materials for investor communications and ad hoc requests

·       Complete ad hoc analyses and help improve team processes and tools

Qualifications

·       Bachelor's degree in finance, real estate, economics or a related field

·       1–4 years of relevant experience in multifamily acquisitions, asset management, real estate private equity, investment banking, brokerage or lending

·       Advanced Excel modeling: DCFs, IRRs, equity multiples, JV/promote waterfalls, sensitivity tables and debt structuring

·       Working knowledge of multifamily operating statements, rent rolls and value-add underwriting; Argus, Yardi, RealPage or CoStar experience is a plus

·       Ability to judge both a property's financial feasibility and the market forces behind it

·       Strong writing and presentation skills, with the ability to deliver clear investment memos

·       Strong attention to detail and able to manage several deals and deadlines at once

·       Self-starter with a strong work ethic, a desire to learn and an ownership mindset

·       Willing to travel for site visits across the Rodeo Region

Work Authorization & Employment Eligibility 

·       Must be legally authorized to work within the United States 

·       Successful completion of background check

Work Environment 

·       This job operates in a corporate office environment

·       Expectations are that this role will be primarily in the office (i.e., not remote) 

·       The firm offers a work remote month (July 15 – August 15) each summer

Physical Demands 

This position requires prolonged sitting, computer use, fine motor skills, lifting, carrying, reaching, standing, hearing, speaking, visual strain, and mobility to successfully perform the essential job functions in a demanding and dynamic environment 

Position Type/Expected Hours of Work 

This full-time salary (overtime exempt) position requires at least 40 hours of work per week. Business operations are Monday through Friday

Travel

This position will require travel.

Compensation

Bow River Capital offers discretionary vacation and competitive health, insurance and retirement benefits. The salary range for this role is $100,000-$120,000 plus an annual discretionary performance bonus. Years of experience and years in a similar role, among other factors, will be used to determine the actual salary.
