Compensation: $70,000–$80,000 annually plus annual bonus (full-time; reduced-schedule arrangements prorated)

Blue Star Properties is a vertically integrated Chicago commercial real estate firm specializing in asset management, leasing, construction, and adaptive redevelopment across a portfolio of office, retail, industrial and mixed-use properties.

We are seeking a Staff Property Accountant to join our accounting team, reporting to the CFO. This position is ideal for an accountant with 1–2 years of relevant experience, as well as a more experienced professional looking for a flexible work arrangement, reduced schedule (minimum 20 hours per week), or an opportunity to return to the workforce.

We are looking for someone who is dependable, detail-oriented, comfortable taking ownership of their projects, and able to look beyond the numbers to identify items that may require further investigation.

Key Responsibilities

For an assigned portfolio of properties:

• Prepare monthly bank reconciliations and research and resolve reconciling items.
• Prepare and record monthly accruals and other journal entries as part of the month-end close.
• Record and apply cash receipts; maintain tenant ledgers and AR aging, and support property management on delinquency follow-up.
• Review, code, and enter vendor invoices, ensuring expenses are recorded to the appropriate property, account, and period.
• Reconcile intercompany and affiliate balances and help clear aged items.
• Perform analytical review of monthly financial statements, including comparison to budget and prior periods, and investigate unusual balances or variances.
• Prepare and/or assist with annual property operating budgets.
• Prepare operating expense (OPEX/CAM) and real estate tax escalations and annual reconciliations in accordance with lease provisions.
• Review general ledger accounts and supporting schedules for accuracy and completeness.
• Deliver monthly and quarterly reporting on a defined reporting calendar.
• Maintain organized supporting documentation and accounting records.
• Work with property management and other team members to research and resolve accounting questions.
• Assist with other property accounting and reporting responsibilities as needed.

What We’re Looking For

• Bachelor’s degree in Accounting, Finance, or a related field preferred.
• 1–2+ years of accounting experience; property accounting or commercial real estate experience is a plus.
• Understanding of accrual accounting, journal entries, reconciliations, and financial statements.
• Strong Excel skills; experience with Yardi is a plus.
• Ability to review financial information analytically rather than simply process transactions.
• Strong attention to detail and organizational skills.
• Ability to manage recurring monthly deadlines across multiple properties.
• Comfortable asking questions and researching discrepancies independently.
• Dependable, collaborative, and willing to take ownership of assigned responsibilities.
