The Role
The General Manager will lead the day-to-day operations and strategic execution of a high-profile retail property, with responsibility for maximizing asset value, driving financial performance, and delivering an exceptional tenant and customer experience. This is a highly visible, hands-on leadership role that works closely with ownership, leasing, marketing, and onsite teams across financial management, property operations, tenant relations, capital projects, and long-term property positioning.
Key Responsibilities
- Drive property-level financial performance through revenue optimization, expense management, operational efficiencies, and disciplined budget oversight.
- Prepare and manage annual operating and capital budgets, forecasts, financial reporting, and variance analysis.
- Develop and execute the property's annual business plan in alignment with ownership's investment strategy and long-term vision.
- Oversee all property operations, including maintenance, housekeeping, landscaping, security, life-safety systems, and preventative maintenance programs.
- Manage vendor relationships, contracts, procurement, and performance to maintain high operating and presentation standards.
- Partner closely with leasing teams on tenant relationships, space readiness, property tours, specialty leasing, and other revenue-generating initiatives.
- Build strong relationships with tenants and proactively address operational needs while supporting tenant retention and retailer success.
- Identify incremental revenue opportunities through specialty leasing, sponsorships, activations, storage, and other ancillary programs.
- Collaborate with marketing on property-level initiatives designed to increase traffic, engagement, sales, and overall market positioning.
- Oversee capital projects and support redevelopment, repositioning, and re-merchandising initiatives as appropriate.
- Represent the property with community organizations, civic partners, public agencies, and other external stakeholders.
- Lead, mentor, and develop the onsite team while establishing clear expectations, accountability, and a strong service-oriented culture.
Qualifications
- Experience: 4–7+ years of experience in shopping center, retail, mixed-use, hospitality, or commercial property management.
- Education: Bachelor's degree preferred.
- Financial Acumen: Strong understanding of property-level financials, budgeting, forecasting, NOI performance, and expense management.
- Operational Expertise: Demonstrated ability to oversee complex property operations, vendors, capital projects, and facility standards.
- Retail & Leasing Knowledge: Ability to interpret lease language and real estate documents and effectively partner with leasing teams and tenants.
- Leadership: Proven ability to lead, develop, and hold teams accountable while maintaining a collaborative working environment.
- Communication: Excellent written, verbal, and interpersonal skills with the ability to effectively communicate with tenants, ownership, vendors, and community stakeholders.
