Maintenance Supervisor I (Sandpiper Terrace)

Maintenance Supervisor I (Sandpiper Terrace) WinnCompanies is looking for a Maintenance Supervisor I to join our team at Sandpiper Terrace , an 86-unit tax credit property located in Winder, NC . In this role, you will oversee the maintenance operations of the property, supervise maintenance staff at the property, and perform maintenance functions. Responsibilities Maintain the maintenance operation at the property on a daily basis as a working supervisor in areas including appliances, carpentry, hardware accessories, masonry, painting, and basic electrical, plumbing, and HVAC. Maintain grounds and curb appeal through snow removal, landscaping and trash management. Complete monthly building and unit inspections to ensure the property is kept to operating standards. Review third-party property inspections to resolve maintenance repairs. Prepare work schedules for the Maintenance Supervisor and vendors to complete service requests. Maintain the preventive maintenance program and overall curb appeal. Maintain knowledge of all maintenance programs and capital improvement projects. Solicit bids from contractors with approval from the Property Manager and Regional Maintenance Manager. Participate in on-call activity during off hours for emergencies and hands-on maintenance as needed. Requirements High school diploma or GED equivalent. 3–5 years of relevant work experience. Minimum of 1 year of supervisory/managerial experience. General knowledge of electrical, plumbing, appliances, and HVAC. Universal HVAC certification with prior hands-on HVAC experience. CAMT certification. Experience with computer systems, such as Microsoft Office. Excellent customer service skills. Availability for on-call activity during off-hours for urgent needs. Preferred Qualifications Vocational or technical training.
