Maintenance Supervisor The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, safety compliance, and customer service. The Maintenance Supervisor works with the Community Manager to oversee the activities of assigned staff and vendors to maintain the property. Essential Duties & Responsibilities Maintenance Management Regular/daily onsite attendance required Coordinate, schedule, and respond to resident/management requests and work orders Ensure all repairs and replacements necessary for community common areas and units Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous conditions or liability concerns Manage and order maintenance supplies inventory within budget guidelines set by the Community Manager Maintain a preventative maintenance program to extend the life of the community and minimize future repairs Maintain a well-organized, properly stocked maintenance shop with safety standards and OSHA guidelines Maintain hazard communications program; teach and promote safe work practices Participate in unit inspections as requested Control essential community operations and resources Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, and work in progress Assist with general upkeep, maintenance, and cleaning of office, common areas, and model units Participate in on-call emergencies at the community Plan and utilize property resources, equipment, and supplies economically (e.g., obtain bids, deal with service issues) Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and timeliness (e.g., walk units to ensure make-ready and work orders completed) Personnel Management Under the direction of the Community Manager, supervise, train, and schedule maintenance activities for staff Check progress daily; provide immediate assistance and instruction as needed Provide input regarding employee performance evaluations Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks Promote harmony and quality performance through support and leadership Customer & Resident Relations Manage excellent customer service and monitor service request turnaround and responsiveness Project a favorable image of the community to achieve property objectives and public recognition Ensure consistency in dealing with residents on all matters Enforce community policies as delegated by the supervisor Education/Experience High School Diploma or Equivalent EPA & CPO certification required; HVAC preferred Ability to understand and perform all on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements MS at Small–Mid Sized Properties with smaller staff: Regular movement to accomplish tasks, communicate with others, use hands in repetitive motions, inspect objects, and work overtime, weekends, and night hours (on-call property emergencies) Movement through various environments, including tight spaces; climbing stairs/ladders; operating machinery and power tools; handling objects 100+ lbs; exposure to outdoor weather and hazardous chemicals Occasional prolonged stationary position MS at Large Sized Properties Regular movement to accomplish tasks; communicate with others; inspect objects; assess work completion Movement through various environments, including tight spaces; climbing stairs/ladders; operating machinery and power tools; exposure to outdoor weather and hazardous chemicals; overtime and on-call emergencies Occasional prolonged stationary position, lifting and moving objects 100+ lbs, and exposure to hazards License/Equipment Must have reliable transportation due to the on-call emergency requirement Salary/Compensation: This job description may reference compensation components like benefits, 401(k) with employer matching, bonuses, paid sick days, and holidays as part of a total rewards package.
