We are looking for an experienced real estate management professional to join our team in the role of General Manager, VA Gateway. The preferred candidate will possess excellent experience in property management, community engagement, association management, facility operations, tenant engagement, marketing, and project initiation. The position is based in Gainesville, Virginia and will be responsible for providing support and direction for the day-to-day operations of a portfolio of complex retail properties that encompasses 668,000 square feet, over 130 retailers, and two associations. The General Manager will oversee and supervise the in-house and contracted departments, including the third-party management of the property's associations, to ensure property goals are achieved. This role reports to the Senior Regional Property Manager.

Responsibilities

• Lead and manage property personnel including the Property Manager and Property Engineer, as assigned, as well as the third-party management for each of the property's associations.
• Serve on the Boards of Directors for the property's associations and act as the primary point of contact; direct the administration of governing documents, association budgets, and REA agreements in coordination with third-party association managers and legal counsel to protect the Company's interests.
• Oversee, in partnership with the Property Manager, day to day operations in the assigned portfolio, including but not limited to facility maintenance and preventative maintenance programs, parking operations, landscaping, trash removal, contracted janitorial services, contracted security services, plumbing, roof, physical plant and energy management systems.
• Ensure the Property Manager and property team enhance and elevate the consumer experience through regular assessments of the property condition, and that issues are addressed immediately and expectations are met.
• Partner with the Senior Regional Property Manager, to identify, prioritize, and secure approval for capital projects and long-range capital improvement plans designed to maximize the long-term value of the property; direct the Property Manager's management of project contractors and subcontractors from the bid phase through completion.
• Oversee work activities and services from vendors, consultants, and other contractors serving the property and its associations by identifying scope of services, bidding and negotiating contracts, monitoring performance, and approving invoices.
• Develop and maintain positive retail tenant relations by meeting with tenants on a regular basis, and serve as the primary point of escalation for significant lease, operational, or tenant issues beyond the scope of the Property Manager's day-to-day merchant support.
• Read and interpret engineering and architectural drawings and schematic diagrams, as needed.
• Oversee biding of all contracts and capital purchases, and enlist, hire, and manage all contractors performing capital projects.
• Oversee attainment of budgeted revenue, operating expense, NOI, and cash flow goals for the property and its associations by reviewing and approving the annual operating budget and quarterly reforecasts prepared by the Property Manager. Analyze financial statements, reconciling against approved budgets, and directing resolution of any projected performance gaps with the Accounting/Finance team.
• Ensure the Property Manager's and Administrative Assistant's invoice processing, coding, and payment procedures result in accurate coding and on-time payment across the portfolio.
• Establish and maintain strong working relationships with key stakeholders, including Marketing on the coordination of property events, Tenant Coordination to expedite completion of landlord work and delivery of spaces to tenants, the associations' Boards of Directors, and public officials, governing bodies, and civic and community leaders, serving as the primary point of contact and face of VA Gateway to ensure positive outcomes for the property.
• Assist the Senior Vice President, Asset Management on a daily basis with financial, capital, and association management, fostering relationships both internal and external to the Company and support strategic initiatives to drive revenue and reduce expenses.
• Complete special projects as assigned from time to time.

Qualifications

• 8+ years of experience in commercial real estate property management, including direct experience overseeing or directing homeowners' or community associations; previous roles should encompass at least 5 years of progressively expanding responsibility in P&L management, vendor contract oversight, association governance, and other key real estate functions.
• Demonstrated experience managing or directing multiple homeowners' and/or community associations, including governing document administration, Board of Directors relations, budget oversight, and third-party association management oversight.
• Bachelor's degree in business administration, real estate, or a related field.
• Must possess ownership mentality which involves adopting a long-term ownership perspective in all aspects of the role.
• Must be capable of maintaining P&L ownership and accountability while pursuing well-defined objectives and strategies for achieving long-term goals.

Salary Range: The typical total compensation range for this role is $135,000-$155,000 per year plus bonus. To ensure a fair and competitive offer, we take into account your job-related skills, experience, relevant trainings, and certifications.
