Portfolio Technology Lead

Tourmaline Capital Partners is a real estate private equity firm focused on Class A and trophy office assets. We own and operate a 6-million-square-foot national portfolio and believe that workplace experience, for the enterprises that lease from us and the people who show up every day, is the differentiator that allows us to outperform our peers. Technology is a core part of how we deliver that experience. We have invested in a best-in-class stack and we have hardware deployed across the portfolio to support it. Our priority now is making sure those tools work together, work consistently, and work for our Onsite teams and tenants every day. The role The Portfolio Technology Lead is the person who owns the day-to-day performance of Tourmaline’s technology stack across our properties, and the person who deploys that stack into every new asset we acquire. This is a project management and vendor coordination role at its core. While our vendors have their own implementation teams, APIs, and product roadmaps, we need someone who can hold them accountable, keep our priorities clear, and make sure the pieces work together for the people using them. Day-to-day, you will live inside our software stack the way our Onsite teams and tenants do. You will click through the apps, spot what is broken or clunky, raise it with the right vendor, and stay on it until it is fixed. You will be the connective tissue between our property teams, our Onsite operators, and our technology partners, making sure no one is working in a silo and that the top three to five priorities at any given time are clear, communicated, and getting attention. You will also own the property-level hardware that supports the stack: the networking, AV, access control, parking, and security equipment already deployed, plus whatever we add as the portfolio evolves. That means managing the vendors who install and service it, making sure it stays online, and scoping new deployments when needed. And when Tourmaline acquires a new asset, you are the person responsible for getting our full technology stack stood up there, assessing what is already in place, mapping our objectives against the in-place infrastructure, and deploying in the most efficient way possible. Reports to: Tourmaline’s Chief Product Officer Location: Bryn Mawr, PA — travel to portfolio assets expected What you’ll do 1. Coordinate vendors and drive priorities Tourmaline’s technology partners are strong, but they need a quarterback on our side. You will be that person. Set and communicate the top three to five priorities for each vendor at any given time, and hold them to delivery Run regular check-ins with key partners (Cove, REKalibrate, Playbook, and others) and track open items to closure Raise flags early, both to vendors and internally, when something is off-track, broken, or under-delivering Translate operational pain points from the field into clear, actionable asks for the right vendor Keep priorities visible across teams so no one is guessing what comes next 2. Deploy the stack at newly acquired assets Every acquisition is an opportunity to bring a building onto Tourmaline’s technology platform. You will own that process end-to-end, from initial assessment through full deployment, making sure each new asset is stood up efficiently and on a timeline that matches the broader business plan. Assess the in-place technology and infrastructure at each newly acquired asset: what exists, what works, what is under contract, and what needs to be replaced Map Tourmaline’s technology objectives against what is on the ground, and build a deployment plan that leverages existing infrastructure where it makes sense and replaces it where it doesn’t Develop scopes, budgets, and timelines for the deployment, and coordinate vendor mobilization across software and hardware Identify long-lead items, integration dependencies, and any operational risks early enough to keep the rollout on schedule Partner with asset management, property management, and the Onsite team for each asset to land the stack with minimal disruption to tenants Hand off cleanly into ongoing operations so the new asset becomes part of the day-to-day stack you manage portfolio-wide 3. Use the stack daily and keep it working You will be the person who actually uses our software the way our Onsite teams and tenants use it, and the first to notice when something is off. Tour the stack regularly: tenant experience app, F&B ordering, fitness and wellness booking, visitor management, access control, work orders, parking, and the rest Identify breakage, gaps, or friction quickly: “I tried to order a latte and something is broken; let’s go to Toast and figure it out” Open and manage tickets with vendors; elevate when they stall Validate fixes before closing them out, and keep an internal log of recurring issues by vendor Make sure new features and rollouts align with brand standards and work flawlessly before they reach tenants 4. Partner closely with Onsite teams Our Onsite teams are the operators using the tenant-facing technology every day. Your effectiveness depends on how tightly you work with them. Build a working rhythm with property management and Onsite hospitality teams at each asset Treat their feedback as the primary signal for what is and is not working Make sure issues raised onsite reach the right vendor quickly and do not die in a queue Share what you are seeing across the portfolio so individual buildings benefit from portfolio-wide patterns 5. Own the property-level hardware fleet The hardware deployed across our buildings is part of your remit. You are not installing it yourself, but you are accountable for whether it works and for managing the vendors who service and expand it. AV and room-booking hardware Access control and security hardware Digital signage and other tenant-facing devices For each, you will track uptime and issues, manage vendor SLAs, scope replacements and additions, and coordinate installation and commissioning when new deployments are needed. 6. Keep data flowing across the stack Our technology only matters if the data it produces is usable. You will make sure integrations between vendors and into our reporting environment stay healthy. Monitor existing integrations and flag breakages early Hold vendors to their integration commitments, during implementation and long after Coordinate with our data team so dashboards reflect reality, not stale or siloed feeds Push for cross-vendor data sharing where it improves the tenant or operator experience What you’ll bring 3–6 years in a project management, vendor management, operations, or technology coordination role, ideally with exposure to commercial real estate, hospitality, proptech, or a comparable multi-site environment A workhorse mentality: you move things forward, follow up without being asked, and take ownership of outcomes rather than tasks Strong project management instincts: you can hold five vendors and twenty open items in your head and still know what comes next Experience scoping and standing up technology at new sites: assessing what is in place, mapping it against objectives, and executing a clean deployment Comfort “playing” with software: you click around, you push on edges, you find what is broken before users complain A service mindset for the field: you understand that Onsite teams and property managers are your customers, and your job is to make their stack work Working knowledge of property-level infrastructure (networking, AV, access control, parking), enough to talk to vendors credibly and know when an answer doesn’t add up Comfort with integrations and APIs at a conceptual level: you don’t need to write code, but you need to know what a working integration looks like Direct, low-ego communication: you flag problems early, you make the ask plainly, and you don’t leave teammates guessing A genuine interest in commercial real estate and the operational details of how a building runs Nice to have Hands-on experience with platforms such as Cove, REKalibrate, Playbook, VTS Activate, Flash Parking, Toast, or comparable tenant experience and proptech tools Prior experience in Class A office, mixed-use, or institutional portfolios Experience supporting acquisitions, dispositions, or property transitions from a technology or operations standpoint Familiarity with ESG reporting frameworks (GRESB, ENERGY STAR, LEED) and supporting software Comfort working in AI tools such as Claude, ChatGPT, or Gemini to accelerate vendor coordination, documentation, and analysis Why Tourmaline Direct ownership of how the tech stack performs across a 6-million-square-foot Class A office portfolio Tight access to leadership, with investment, operations, and product decisions made in the same room A team that treats technology as core to the product, with the budget and attention to match The chance to build the muscle that turns a great stack into a great experience, and to see the results in real buildings, with real tenants #J-18808-Ljbffr Tourmaline Capital Partners
