Sr. Facilities Project Manager

Job Summary The Senior Project Manager operates independently as a project management professional in the planning, design, construction, and commissioning phases of medium‑scale to large‑scale non‑capital and capital construction projects. The incumbent helps improve the design and performance of physical infrastructure and building engineering systems. Projects include new construction or alterations inside buildings, site work, and exterior utilities. The Senior Project Manager oversees the conceptual, design, and construction phases, manages contractors and consultants, conducts schedule management, budget reconciliation, value engineering and ensures projects meet functional design requirements, are reliable, maintainable, energy efficient, sustainable, have low visual impact, and have a long operating life. Appointment Information Budgeted Salary: $140,000 - $150,000/year Benefits Level Eligibility: Full benefits Schedule: Full-time, Fixed – 40 Hours per Week, Mon-Fri, Day shift Location: UC Santa Cruz Main Campus Union Representation: Non-Represented Travel: Up to 25% of the time Job Duties Project Management (25%): Bids or negotiates construction contracts, reviews construction activities, monitors milestones and critical path activities. Design Development (20%): Hires architectural and engineering consultants, leads design reviews, prepares cost estimates and functional studies, establishes milestones and ensures compliance with codes. Programming (10%): Oversees project program and defines scope and program with clients. Planning (10%): Establishes project plan with other units and ensures funding transfers. Conflict Resolution (10%): Acts as liaison and resolves problems or conflicts among project participants. Supervision (10%): Oversees and directs other project managers and analysts. Closeout (5%): Ensures project closeout, turns over operating manuals and record drawings, provides training to stakeholders. Reporting (5%): Creates project schedule and budget, produces systematic reporting and KPIs. Organizational Activities (5%): Performs administrative activities not directly related to projects. Required Qualifications Bachelor’s degree in related area or equivalent experience. Advanced working knowledge of building and construction practices, design, construction contract administration, and California Building Codes. Ability to administer a construction project through all phases, including contract document assembly, budgeting, bidding, submittals, scheduling, change order negotiations, commissioning, punch-list, and warranty enforcement. Advanced project management skills for managing complex projects. Proven ability to manage contractors and consultants while maintaining scope and budget compliance. Minimum eight years of progressively responsible experience in construction project management. Demonstrated familiarity with at least five building systems or project disciplines (e.g., Architectural, Civil, HVAC, Electrical, etc.). Comprehensive written and verbal communication skills, including political acumen. Ability to communicate complex technical concepts clearly to a non-technical audience. High level of autonomy and minimal supervision. Excellent computer skills with MS Office, MS Project, Adobe Acrobat, Bluebeam, AutoCAD, and database systems. Team collaboration, facilitation, public speaking, and consensus building skills. Clear, concise, professional report and correspondence preparation. Responsive to stakeholder needs. Preferred Qualifications Valid California Professional Engineering (PE) license. LEED AP or Green Associate. Project Management Professional (PMP). Bachelor’s or Master’s degree in Architecture, Engineering, Project Management or Construction Management. Knowledge of university infrastructure and long-range strategic building plans. Familiarity with public works contract law. Experience leading or managing project teams on complex technical systems. Experience with energy-efficiency projects and cost-benefit analysis. Valid California driver license and participation in DMV pull notice program. Ability to work in remote areas with rugged terrain, insects, bears, and mountain lions. Ability to work in variable temperature, high noise, vibration, dust, and allergens. Hybrid work schedule – able to work remotely and at UCSC telecommuting agreement. Occasional evenings and weekends as required. Travel to multiple work locations on and off campus. Complete required training within established time frames. Compliance with UCSC vaccination policy.
