Senior Transaction Manager Job Type: 12 month Contract Location: Atlanta, GA 30309 Pay Rate: $50.00–$60.00 per hour Schedule: Monday–Friday, 8:00 AM–5:00 PM Position Overview The Senior Transaction Manager leads and oversees the full lifecycle of complex real estate transactions across a portfolio of national or global corporate client properties. This role drives portfolio optimization initiatives, ensures high-quality and consistent service delivery across internal and external teams, and serves as a strategic advisor to senior client stakeholders. The Senior Transaction Manager plays a key role in developing and executing real estate strategies, managing complex deal structures, negotiating transaction terms, and providing data-driven recommendations that support the client’s business and real estate objectives. This position also provides leadership, mentorship, and guidance to junior team members to strengthen overall service delivery and portfolio performance. Key Responsibilities Transaction Management Lead the execution of portfolio strategies aligned with the client’s business, operational, and real estate objectives. Serve as a senior negotiator, partnering with internal and external brokerage professionals to drive optimal terms for leases, sales, purchases, and subleases. Oversee and refine the broker selection process, communicate transaction parameters, and ensure alignment with client expectations. Manage and prioritize high-value and complex transactions while ensuring accuracy, timeliness, and strategic alignment. Conduct and validate sophisticated financial analyses, financial models, and scenario analyses to support transaction recommendations. Direct the review process for leased and owned assets, identifying potential risks and ensuring appropriate mitigation and compliance. Monitor revenue forecasting, budget impacts, and transaction-related financial performance. Maintain and oversee transaction databases, ensuring data accuracy, consistency, and transparency in reporting. Deliver clear transaction updates, strategic recommendations, and analysis directly to senior-level client stakeholders. Lead the resolution of landlord and tenant issues while proactively identifying risks and implementing mitigation strategies. Coordinate client site visits and market tours, providing stakeholders with a comprehensive understanding of market conditions and opportunities. Ensure compliance with applicable state and regulatory real estate requirements. Oversee client rebate account administration, where applicable. Process Management Lead the development and continuous refinement of standard forms, templates, workflows, and operating procedures. Implement and enforce standardized processes and playbooks to drive consistency and elevate client service. Measure and report transaction performance against established KPIs, identifying trends, risks, and opportunities for improvement. Ensure accurate and timely execution of all client and broker engagement documentation. Provide strategic input on operational processes, technology adoption, and workflow design to improve efficiency. Lead onboarding, coaching, and training for new team members. Provide day-to-day guidance and mentorship to Transaction Coordinators and other transaction support roles. May supervise or direct junior staff involved in transaction execution and client support. Strategic Planning Partner with client leadership to develop multi-year strategic real estate plans and portfolio roadmaps. Identify opportunities to reduce occupancy costs, increase portfolio flexibility, and improve operational efficiency. Lead or support the execution of major strategic initiatives, transformation efforts, and portfolio optimization projects. Develop sophisticated business cases, financial models, and scenario analyses to support strategic decision-making. Create detailed action plans and lead cross-functional coordination to effectively implement portfolio strategies. Monitor progress against strategic objectives and communicate recommendations and updates to key stakeholders. Education & Qualifications Required: Bachelor’s degree (BA/BS) in any field. Active real estate license or ability to obtain one within one month of hire. Preferred: Degree in Finance, Real Estate, Business, or a related discipline. Experience 5+ years of corporate real estate experience, with significant involvement in transaction management. Experience managing complex, multi-market, or high-value real estate transactions is strongly preferred. Demonstrated experience working with senior-level stakeholders and cross-functional teams. Skills, Abilities & Competencies Strong client-service orientation with the ability to communicate confidently and professionally with senior-level stakeholders. Exceptional written and verbal communication skills. Advanced financial analysis, modeling, and quantitative reasoning abilities. Strong negotiation skills with demonstrated experience managing complex transactions and achieving favorable business terms. Highly organized and detail-oriented, with the ability to manage high transaction volumes and competing priorities. Proven ability to collaborate effectively within a cross-functional team environment. Strong project management skills with the ability to manage multiple high-priority and high-stakes projects simultaneously. Ability to analyze complex information, identify risks and opportunities, and develop strategic recommendations. Demonstrated leadership and mentoring skills with the ability to support team development and performance. Proactive, adaptable, and comfortable working in a fast-paced, client-focused environment. Ability to travel up to 50% of the time.
