Maintenance Technician

About the Job Maintenance Technician. Non-Exempt. Reports to: Maintenance Supervisor/Property Manager. Company Conformance Statements: In the performance of their respective tasks and duties, all employees are expected to conform to the following:
- Perform quality work within deadlines with or without direct supervision.
- Interact professionally with other employees, residents, and suppliers.
- Work effectively as a team contributor on all assignments.
- Work independently while understanding the necessity for communicating and coordinating work efforts with other employees and organizations.
- Responsible for preventative and corrective maintenance in vacant and occupied apartments, common buildings, equipment, and pools.
- Completion of service requests within 24 hours, except emergencies.
- Prioritize maintenance requests based on urgency and the potential of further damage.
- Ensure that the curb appeal of the property is maintained at all times, including the path to the models and office.
- Assist in maintaining the proper inventory by alerting supervisor/office when current stock is depleted.
- Keeps storage and shop areas in a neat, well-stocked, clean, organized manner, per company color-coded program.
- Continue the maintenance operation in the absence of the maintenance supervisor.
- Participation in a seven (7) day 24 hour rotating on-call schedule for emergency after hour calls.
- Ability to work weekends, evenings, and flexible hours in an emergency situation.
- Demonstrate a high proficiency and understanding of systems such as HVAC, plumbing, electrical, mechanical, and code compliance.
- Possess an understanding of OSHA, EPA, and life safety regulations.
- Possess or be willing to get a minimum of EPA, Type 2 Certification.
- Strong interpersonal and communication skills.
- Possess basic hand tools.
- Must be within a reasonable distance from the property and able to travel to the site in inclement weather.
- Must be available to respond to all major emergencies.
- Must be able to provide valid Driver's License and Auto Insurance.
