Maintenance DirectorA Brief Overview The Maintenance Director is responsible for maintaining the physical condition of the assets to be safe, attractive, and comfortable. Accountable for achieving financial operation and maintenance metrics. Responsibilities include, but are not limited to, establishing preventive maintenance programs, safety and compliance, performing property and equipment inspections, maintaining the project inventory, supervising personnel, assigning maintenance tasks, preparing work schedules, and ensuring compliance with all maintenance-related policies. The typical scope of responsibility is 950+ units. What you will doPerforms all tasks typically associated with managing staff, such as recruiting, hiring, training, coaching, evaluating, and disciplining up to and including termination of direct reports.Assumes responsibility for the financial performance and operations within the approved budget of the property. The focus is on maximizing cash flow after debt service. Operates within purchasing guidelines.Provides ongoing vendor/contractor communications regarding work scheduling, billing, vendor relations, and insurance certifications. Approves and submits all invoices to the corporate office for payment.Schedules, trains, supervises, and evaluates all subordinate maintenance personnel. This includes ensuring the maintenance team is fully compliant with all required training.Ensures property goals for response and completion times are met.Prioritizes work orders and follows up on assignments to ensure timely completion.Oversees, prepares, and approves purchase orders in accordance with approved budget and company guidelines in order to achieve property service standards.Establishes emergency on-call procedures.Provides oversight for all company-owned equipment and small tools. Coordinating or performing the equipment maintenance inspection process and records.Oversees the make-ready of vacated units.Executes regular documented inspections of the property.Manages a variety of systems to ensure the handling of resident service requests.Establishes preventive maintenance procedures. Maintains accurate records regarding preventive maintenance requests and expenditures.Manages vendor relationships, including ensuring contract compliance and oversight.Assists the Community Director in performing annual/semi-annual site compliance inspections.Assists in all aspects of the property's maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency.Contributes to resident retention programs.Learns and ensures compliance with all company, local, state, and federal safety rules.Conducts regularly scheduled safety meetings in accordance with all applicable guidelines. This includes monthly and quarterly reporting.Provides technical guidance and inspects work to validate that it is performed per requirements.Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards.Ensures unsafe conditions are corrected promptly.Ensures compliance with company policies and procedures.This position requires driving for the Company using either 1) a Company vehicle, at any frequency from Rarely to Constantly; or, 2) a Personal or Rental vehicle to conduct Company business more than 50% of the time to perform work duties.Education QualificationsIn the absence of a degree, directly related job experience in the maintenance of multi-unit residential houses, apartment complexes, or other public use structures, where proven knowledge may offset the degree requirement is required.Bachelor's Degree in Business Administration, Engineering, Construction Management, or other related disciplines preferred.Experience QualificationsMinimum of 4 years of experience in building maintenance required.Previous experience managing others preferred.Knowledge, Skills, and AbilitiesHave knowledge of the following trades/skills: electrical, HVAC, plumbing, carpentry, and general building maintenancePerform work outdoors in all weather conditions and physical work, and lift weights of up to 50 pounds regularly and above 50 pounds occasionally.Willing and able to work occasional on-call shifts.Requires a self-motivated team player who pays close attention to detail and who can prioritize in a fast-moving environment.Must demonstrate strong organizational skills, ability to multitask, and prioritize effectively.Must combine effective leadership and strong technical knowledge with a positive and service-oriented attitude.Must motivate, delegate, and provide constructive feedback as appropriate to a team.Must demonstrate excellent communication and interpersonal skills, particularly the ability to interact effectively with a wide range of different people in a variety of situations.High-level understanding of safety practices.Requires high-level use of technology platforms daily.Licenses and CertificationsDL NUMBER - Driver's License, Valid and in State required.EPA 608 Certification required.OSHA-10 Training required.Compensation We are committed to offering competitive and equitable compensation. The hiring range for this position is generally between $ 120,960.00 - $140,000.00, exclusive of fringe benefits or potential bonuses. This position is also eligible for a performance bonus. Final salaries will be determined based on factors such as geographic location, skills, education, licenses, certifications, and/or experience.
