Location: Fort Worth / Dallas–Fort Worth Metroplex (in-office with regular field work) Type: Full-Time Compensation: Commission-based, with a defined path to a salaried/equity position after hitting performance milestones About the Role: We're a commercial real estate brokerage and investment platform — with our center of gravity on the investment side. We acquire and develop properties, but are also brokers. You'll operate as a licensed broker sourcing opportunities for an active pipeline of buyers and running site selection for self‑storage, industrial, and retail clients — but you'll also have the opportunity to participate in the investments and developments the platform pursues. You'll work directly with the Managing Partner — not three layers down from the decision-makers. You'll be in the room for strategy, deal structuring, underwriting, and acquisition decisions from day one, and you'll be expected to contribute, not just observe. This is a hands‑on, production‑oriented role: on the phone, in the field, and in the data every day. This is a commission‑based position built for someone who bets on themselves, but is not the traditional brokerage shop. We have inbound lead systems and focus primarily on acquisitions for third‑party clients and work closely with other brokers. Job Description: Brokerage for Third Party Clients Identify and pursue on‑market and off‑market acquisition opportunities that fit our buyers' criteria Build and maintain relationships with owners, operators, brokers, and franchisees to generate proprietary deal flow Manage inbound lead systems and make sure all leads are touched Cold call and canvass owners of target properties; track outreach and pipeline in CRM Underwrite opportunities and pre‑qualify deals before presenting to clients Prepare deal summaries, offering comparisons, and buyer presentations Conduct market and submarket analysis: demographics, traffic counts, competition mapping, supply pipeline, and absorption trends Identify and evaluate land and existing‑building opportunities against client site criteria (access, visibility, zoning, utilities, dimensions, drive times) Coordinate with municipalities on zoning, entitlements, and development feasibility questions Build site selection packages, tour books, and market surveys Support LOI drafting, offer negotiation, and transaction management through closing Investment Platform — Acquisitions & Development Support underwriting and due diligence on deals the platform pursues for its own account Contribute to investment committee discussions on which opportunities to broker versus acquire or develop Assist with development feasibility, capital structuring conversations, and asset‑level business plans Earn the opportunity to co‑invest and participate in the upside of platform deals as you grow in the role What We're Looking For: 1–3 years of experience in commercial real estate brokerage, investment sales, development, lending, or a related analytical role (strong entry‑level candidates with demonstrated hustle will be considered) Texas Real Estate License (active, or willing to obtain within 90 days) Comfort with high-volume outbound prospecting — this role requires picking up the phone Strong analytical skills; proficiency in Excel and the ability to underwrite a deal quickly Familiarity with CoStar, Crexi, LoopNet, Reonomy/CRM tools, and GIS/demographic platforms (Placer.ai, ESRI, or similar) is a plus Understanding of net lease fundamentals (NNN structures, cap rates, credit analysis) is a plus; specific gas station / c‑store experience is a strong plus Self‑starter who can manage multiple active searches and client relationships simultaneously Financial readiness and mindset for a commission‑based structure — you're motivated by upside, not a guaranteed paycheck Valid driver's license and willingness to travel for site tours and property inspections What You'll Get: Direct mentorship from the Managing Partner, with active buyer mandates — you'll work real deals immediately, not sit on a research desk A seat at the table for major decisions: strategy, underwriting, deal structuring, and whether we broker, buy, or build Uncapped commission earnings with a transparent, milestone‑based path to a salaried role and equity in the platform Participation in investments and developments — a wealth‑building path most brokerage seats never offer Exposure to multiple asset classes: fuel/c‑store, self‑storage, industrial, and retail The chance to help build a platform, not just join one #J-18808-Ljbffr
