The Role

This is senior role on or sset Mngement tem. Yo'll own portfolio of shopping centers en to en, strtegy, performnce, lesing ecisions, cpitl projects, reporting n yo'll be genine thoght prtner to the irector of sset Mngement n ownership.

The opportnity here is rel one: yo're coming from n instittionl pltform (REIT, PE, or lrger owner-opertor) n yo're rey to pply tht toolkit somewhere nimbler. t Sglo, yo won't be mnging pwr throgh three lyers of brecrcy to move on n sset. Yo'll hve the t, the reltionships, n the trst to ctlly rive ecisions.

Wht Yo'll Own
Portfolio Strtegy n sset Performnce
• Fll ccontbility for NOI growth, vle cretion, n exection of the bsiness pln for yor ssigne portfolio of ssets.
• Mlti-yer finncil moels, hol/sell nlyses, n vle enhncement plns for ech property.
• Reglr monitoring of KPIs - occpncy, rent roll helth, sles proctivity, expense rtios, NOI, IRR - with proctive ientifiction of gps n opportnities.
• Site visits cross Flori, Georgi, n Mryln to sty close to yor ssets, yor mrkets, n yor tennts.
Lese nlysis n el Review
• eep flency in complex retil leses - nchors, REs, OEs, gron leses - n the ownstrem implictions of every clse.
• Hns-on review n pprovl of lese els in prtnership with the lesing tem, with focs on economic terms, lese strctre, n risk.
• Oversight on nnl CM, tx, n insrnce reconcilitions to ensre fll n ccrte recovery.
• Working knowlege of co-tenncy, go-rk, kick-ot, percentge rent, recptre, exclsive se, n ssignment rights - not jst conceptlly, bt in prctice.
Cpitl Projects n Constrction
• sset mngement le on cpitl projects, reevelopments, n TI progrms from concept throgh completion.
• ROI evltion n pro form stress testing for reevelopments, expnsions, fce work, prking, n mjor biling system replcements.
• Collbortion with constrction tems, property mngement, rchitects, n engineers to trck cost, schele, n scope - n esclte vrinces before they become problems.
• Comfort reing constrction ocments, bgets, n chnge orers well enogh to sk the right qestions.
Reporting, Bgeting, n nerwriting
• nnl bgeting n reforecsting for ssigne ssets - operting n cpitl bgets, lesing ssmptions.
• Instittionl-qlity monthly, qrterly, n nnl reporting for ownership, investors, n leners.
• Finncil moeling in Excel n RGS (or comprble) for bgets, vltions, n hol/sell nlyses.
• Spport for cqisitions n ispositions throgh nerwriting, e iligence, n trnsition plnning.

• 7+ yers of progressive commercil rel estte experience, with t lest 4 yers in sset mngement t n instittionl pltform (REIT, privte eqity, or estblishe owner-opertor).
• irect retil rel estte experience is reqire. Shopping center experience is strongly preferre.
• emonstrte bility to re, interpret, n pply the logic of complex retil leses, REs, n relte greements.
• Working knowlege of constrction n cpitl projects - incling reing rwings, evlting bgets, n holing GCs n consltnts ccontble.
• Strong finncil moeling skills in Excel; experience with RGS Enterprise n pltforms like Yri or MRI.
• trck recor of riving NOI growth n execting bsiness plns cross mlti-sset portfolio.
• Excellent written n verbl commniction skills - yo cn trnslte complex t into cler story for ownership, investors, n leners.
• Willingness to trvel to ssets cross Flori, Georgi, n Mryln (roghly 15 to 25 percent).
• Bchelor's egree in Rel Estte, Finnce, cconting, Bsiness, or relte fiel.
