Lead Maintenance Technician

Lead Maintenance Technician – Overview Position Type: Full time | Location: San Francisco, CA 94103 | Total Base Pay Range: $70,000.00 - $95,000.00 Responsibilities Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems. Assist with creating and organizing work orders and general maintenance tasks. Complete assigned work orders and repairs consistent with company operating and equipment/supply standards in a timely manner. Ensure vacant apartment homes and car garages are rent‑ready in a timely manner, including turnkey work such as cleaning, carpet cleaning, appliance repair, caulking, painting, and other necessary repairs. Train, mentor and oversee work/projects of Maintenance Technicians I and II. Conduct apartment Preventative Maintenance (PM). Inspect the community’s grounds and buildings on a daily basis to identify maintenance needs. Maintain an Incident and Injury Free safety culture by following all AvalonBay safety policies and procedures. Perform Hot Works when applicable, including brazing, soldering, and welding within AvalonBay Standards. Qualifications 3+ years of experience in maintenance work, including HVAC, plumbing, electrical, and general maintenance repair work. A valid driver’s license. HVAC (CFC) certifications required or a willingness to obtain them. Ability to accommodate an on‑call schedule in rotation with the team each month. Strong customer service communication skills. Ability to read and understand policies and procedures such as Key Control Policy, Apartment Home Turnover Policy, and all Maintenance Emergency policies and procedures. Knowledge of cleaning and chemical supplies; ability to read Hazard Communication Safety Data Sheets (SDS) and understand proper chemical applications. Knowledge of Personal Protective Equipment (PPE) and ability to use it properly. Basic understanding of emergency systems, shut‑offs, locations, and sequence of operations.
