Maintenance Technician - Floating Portland Metro Area

Job Summary Greystar is hiring an experienced Maintenance Technician to support six communities in the Portland Metro area to Salem. The technician will perform technical and mechanical work that ensures buildings, grounds, amenities, and common areas meet company standards for cleanliness, safety, and functionality. Schedule: Monday through Friday, with occasional on‑call availability required. Responsibilities Complete resident service requests and repairs, including appliance repairs, within deadlines. Prepare apartments for new move‑ins by executing the make‑ready process (pre‑move‑out inspection, punch list, vendor scheduling, supplies, and maintenance tasks). Perform routine maintenance, inspections, and general cleaning of exterior buildings, parking areas, and common areas. Assist in vendor management, track inventory, and reorder supplies as needed. Document and track service requests and maintenance work accurately. Maintain grounds, common areas, and amenities, including trash removal, pressure‑washing, and painting of curbs and signage. Support cost‑cutting initiatives by repairing parts and using materials efficiently. Attend safety meetings, complete OSHA and other safety training, and report incidents promptly. Inspect work performed by contractors/vendors to verify quality and compliance. Conduct routine property inspections to identify safety and risk management concerns. Qualifications Knowledgeable in safe use of hand tools, power tools, and mechanical equipment. Prior experience with painting, entry‑level carpentry, appliance repair, and basic plumbing. Professional appearance and demeanor. Excellent communication skills; proficient in reading, writing, and speaking. Proficient with Microsoft Office Suite. Physical Demands The role requires standing, walking, sitting, bending, stooping, climbing ladders, reaching, carrying objects, and crawling in confined areas. Work may occur indoors and outdoors under all weather conditions. The technician must lift up to 25lbs independently or 50lbs with assistance and may need to travel for training or support other properties. Required Licenses or Certifications Valid driver’s license for operating a golf cart on property (if applicable). All mandatory certifications required by state and local jurisdictions. Compensation and Benefits Hourly rate: $25.00 – $27.00. In addition to the base hourly rate, the role may be eligible for weekly, monthly, or quarterly bonus programs.
