Maintenance Technician FT

Job SummaryMaintains equipment and performs repairs on equipment on a regular and as needed basis throughout the community in a manner consistent with the Montereau mission, vision, and values.Supervisory ResponsibilitiesNoneEssential Functions/Duties/ResponsibilitiesMaintain equipment and perform repairs including plumbing, minor electrical, and HVAC in assigned residences and common areas.Order supplies and equipment authorized by the Community Services Manager.Maintain materials, tools, and equipment in good working order.Maintain and keep updated records in the electronic work order system.Assist with testing and responding to fire alarms and emergency generator systems.Perform monthly maintenance checks of building, grounds, and facilities. May assist inspectors and contractors in the testing, inspection, or repair of equipment, utility/emergency systems, and structure.Assist with snow removal and salting to ensure all walkways are passable and safe.Perform other related functions as required or as assigned.Required Skills/Abilities/CompetenciesAbility to effectively interact with a diverse leadership team, staff, residents, and third-party associates, including vendors, providers, and visitorsGeneral knowledge of electrical, plumbing, and HVAC systems.Basic computer skills to utilize the electronic work order system via iPad or computer.Excellent verbal and written communication skills.Excellent interpersonal and customer service skills.Excellent organizational skills and attention to detail.Excellent time management skills with a proven ability to meet deadlines.Strong analytical and problem-solving skills.Strong supervisory and leadership skills.Ability to prioritize tasks and to delegate them when appropriate.Ability to function well in a high-paced and at times stressful environment.Education and ExperienceOne year of general maintenance experience is preferred.High school diploma or an equivalent combination of education, training and experience is required.Valid state driver license is required.Physical RequirementsAn extensive amount of standing, walking, kneeling, bending at the waist, and reaching above the head and shoulders.Ability to routinely lift and push up to 25 pounds and occasionally lift up to 50 pounds.Frequent use of ordinary communication, including normal levels of hearing and vision, including both near and far seeing, color discrimination, field of vision, and depth perception.Other DutiesPlease note this job description is not designed to cover or contain a comprehensive listing of activities, duties or responsibilities that are required of the employee for this job.
