Job Description:

The Area Manager supports the operational performance of a portfolio of residential and commercial apartment communities throughout Missouri. This position partners closely with Property Managers and onsite teams to promote consistent operations, strong resident service, property standards, and achievement of portfolio goals. 

The Area Manager serves as a coach, mentor, and operational resource to onsite teams while monitoring occupancy, collections, resident retention, property condition, compliance, and financial performance. 

Primary Responsibilities:

Team Leadership & Operations 

• Provide leadership, coaching, accountability, and operational support to Property Managers and onsite teams. 
• Conduct regular property visits, inspections, and operational audits. 
• Assist Property Managers with operational challenges and escalated resident concerns. 
• Support recruiting, onboarding, training, performance management, and development of onsite staff.

Property Performance & Market Awareness 

• Monitor occupancy, leasing activity, renewals, collections, delinquency, and resident retention across the assigned portfolio. 
• Review property performance reports and partner with Property Managers to address gaps and achieve established goals. 
• Maintain awareness of local market conditions, rental trends, and competitor activity. 
• Conduct periodic market surveys and competitive property reviews to help identify opportunities and risks. 
• Support resident retention, marketing, and customer service initiatives. 
• Support onsite teams in developing and implementing outreach marketing initiatives designed to increase traffic, generate qualified leads, and support occupancy goals. 

Financial Oversight 

• Review monthly financial statements, occupancy reports, delinquency reports, and budget variances. 
• Assist Property Managers with budget adherence, expense control, rental collections, and corrective action plans. 
• Review invoices and expenditures for compliance with company policies and approval requirements. 
• Partner with the accounting team to resolve reporting, collections, invoice, and operational concerns. 
• Drive revenue growth by optimizing pricing, concessions, renewals, ancillary income, and vacancy loss while monitoring market conditions and competitive positioning. 
• Assist with budget preparation, forecasting, and financial planning to support property performance goals. 

Property, Maintenance & Vendor Management 

• Inspect buildings, grounds, amenities, vacant units, and common areas to support curb appeal, cleanliness, safety, and compliance. 
• Partner with maintenance teams to monitor service requests, apartment turns, preventative maintenance, and property readiness. 
• Assist Property Managers with vendor selection, vendor relationships, performance expectations, and contract compliance. 
• Ensure vendors meet RBM standards for service, responsiveness, quality, documentation, and insurance requirements. 
• Support emergency preparedness efforts and verify communities follow RBM emergency procedures. 

Compliance, Risk & Communication 

• Promote compliance with Fair Housing requirements, company policies, and applicable state and local requirements. 
• Ensure incidents, general liability claims, and property loss claims are reported accurately and timely under company procedures. 
• Identify operational or safety risks and work with onsite teams to establish and monitor corrective actions. 
• Maintain effective working relationships with property owners, residents, vendors, and internal departments. 
• Communicate property performance, significant concerns, and opportunities to RBM leadership as needed.

Qualifications :

• Minimum of three (3) years of multifamily property management experience; multi-site experience is preferred. 
• Strong leadership, communication, organization, problem-solving, and follow-through skills. 
• Working knowledge of budgeting, financial reports, leasing, collections, resident relations, inspections, and vendor oversight. 
• Proficiency with AppFolio or comparable property management software and Microsoft Office applications. 
• Ability to travel regularly throughout Missouri, with a valid driver's license and reliable transportation. 
• Ability to work occasional evenings or weekends based on operational needs.
