Are you working in Maintenance and looking for a new opportunity?If so, the Maintenance Technician at Level 10 Property Management is the job for you!In this position, you will be responsible for providing maintenance services in our apartment communities to include installation of appliances, HVAC, electrical work, and general repairs and maintenance of equipment. You will use your own vehicle to drive to a limited number of properties, and you will be reimbursed for mileage.We are ideally looking for someone with a positive attitude and strong work ethic who can work independently and as part of a team.RESPONSIBILITIES:Alwaysdemonstratequality customer serviceDemonstrate a positive attitude and work ethic to help keep the atmosphere friendly and productiveAssists Property Manager/Portfolio Manager in carrying out the implementation of various policies, standards, procedures, and programs relating to the overall maintenance and upkeep of the propertyInitiates,performsand oversees maintenance projectsPerforms repairs according to requests received from residents ina timelyand satisfactory mannerResponds to problems and find solutions to any repairs needed in on the premises, including installation of appliances, HVAC, electrical, etc.ina timelymanner.Coordinates andassistswith apartment turnovers that meet Level 10 standardsAssistswith maintenance ofcommon areas(indoor and outdoor) as neededFollows the Preventive Maintenance Program guidelines by helping to perform an inspection on each apartment at least two (2) times per year and performing routine preventive maintenance ofcommon areasper scheduleDevelops andmaintainsrelationships with vendors, negotiates pricing and processes invoicesEnsures compliance with all company, local,stateand federal safety rulesMaintains and cares for equipment as may be necessary for its continuous operationMaintains an adequate inventory supply level while ensuring service shop is clean and organizedComplies withall Federal and Local Fair Housing regulations and ordinancesMaintains confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contactsWork with the service team to ensure the premises are presentable and safe for operationsQUALIFICATIONS:Minimum1-3 years'experience preferredAbility to act independently and make decisionsStrong verbal and written communication skillsAble to multi-task and manage several projects and excel under tight deadlinesHVAC and EPA licenses preferredBoiler’s Licenses preferredAble to communicate effectively and efficiently with residents, team members, and vendorsPreviousplumbing, electrical, mechanical, drywall repairs, carpentry, and pool/spa maintenance preferredComputer knowledge MS Word, Excel, and OutlookAble to work evenings, weekends andon-call(as needed)Able to lift 50lbs or moreHigh school diplomarequiredBenefits: Medical, Dental, Vision, 401k, HSA with qualifying plan selection, FSA, Life insurance, Long-term disability, paid time off, paid holidays.THE COMPANY:Level 10 Management is a locally owned property management firm.
