All Jobs > Building Maintenance Specialist POSITION TITLE: Building Maintenance Specialist CLASSIFICATION: Non-Exempt SUPERVISOR: Manager- Maintenance GRADE: NE 10 $19.36 ($40,270.04) - $29.04 ($60,405.28) Position Summary Under direct supervision the Building Maintenance Specialist is responsible to perform a variety of skilled work in two or more construction trades in order to repair, construct and/or maintain buildings, grounds and equipment. Construction trades may be in plumbing, carpentry, electrical, or painting. Building Maintenance Specialists must be willing to work on an on‑call basis; and maintain confidentiality of all privileged information. Responsibilities Maintain, repair, and modify plumbing systems and fixtures. Determine the type, quantity and cost of materials needed; replace lines by measuring and cutting pipe. Assemble pipes and fittings, and join pipes by threading or soldering. Install and repair hot water heaters. Construct, maintain, repair and modify facilities, fixtures, furniture and woodwork. Construct forms and pour and finish concrete for slabs and floors. Construct roofs and walls; install doors and windows. Lay out projects and install wiring, fixtures and equipment. Install switches, relays and circuit breaker panels. Troubleshoot and repair electric motors, generators and equipment. Prepare surfaces and apply paint with brushes and airless spray equipment. Apply wall coverings. Stain and varnish furniture to maintain the condition and appearance of structures, furniture and fixtures. Move freight, stock, and other materials to and from storage and production areas, loading docks, delivery vehicles, and containers, by hand or using trucks, tractors and other equipment. Carry needed tools and supplies from storage or trucks, and return them after use. Transport and tow vehicles, trailers, dumpsters, etc. Wear personal protective equipment (gloves, boots, hard hat, eye protection, chaps) at all times while performing duties. Assist with inventories and assessment of material. Plan, lay out and prepare cost estimates for projects. Prepare purchase orders and order material for project. Read and interpret blueprints, construction drawings, and electrical schematics. Safely operate hand and power tools. Review work completed by contractors for compliance with plans and repair of buildings, grounds and equipment. Perform other duties as required. Minimum Qualifications High School Diploma or GED and four years experience in two or more building trades; or equivalent combination of education and experience. A valid California or Nevada driver’s license is required or capable of obtaining one within thirty‑days (30) of employment. The applicant must be able to be insurable under the Tribe’s Driving Policy. Must be able to successfully pass a pre‑employment drug/alcohol screen and background investigation. Preference will be given to Qualified Native American Indians. Knowledge, Abilities, Skills, and Certifications Knowledge of advanced practices, methods, materials, tools and equipment used in the building trades. Knowledge of laying out jobs and ordering materials. Knowledge of various diagnostic and testing equipment. Knowledge of safety hazards and safe working procedures. Ability to prepare written work orders, purchase orders and prepare specifications. Ability to read and interpret repair orders, service manuals and building codes. Ability to read and interpret blueprints, construction drawings and electrical schematics. Ability to calculate dimensions, volumes, capacities by adding, subtracting, multiplying and dividing whole numbers, fractions and decimals. Ability to lift, push, pull or carry objects. Ability to coordinate two or more limbs (for example, two arms, two legs, or one leg and one arm) while sitting, standing or lying down. Ability to see details at close range (within a few feet of the observer). Ability to quickly and repeatedly adjust the controls of a machine or a vehicle to exact positions. Ability to manage one’s own time and the time of others. Ability to lift and manipulate objects up to 80 pounds for up to 50 feet. Ability to climb ladders and work on scaffolding for heights up to 60 feet. Ability to crawl for distances of 50 feet, and work in confined building spaces. Ability to understand verbal and written instructions. Ability to organize and prioritize assigned tasks for completion alone or with help. Ability to work with hand and power tools; lumber and equipment. Ability to communicate effectively in the English language, both verbally and in writing. Ability to work with individuals of varying social and cultural backgrounds and with co‑workers at all levels. Ability to work under harsh weather and terrain conditions. Ability to be sensitive to Tribal cultural needs of the communities in which the work is performed. Ability to maintain confidentiality. Physical Demands While performing the duties of this job, the employee regularly is required to stand, walk, sit; use hands to finger, handle, or feel; reach with hands and arms; and talk or hear; lift and/or move objects weighing up to 80 pounds; climb ladders; have visual acuity to see details at close range; and transport construction equipment; travel to various project sites to complete work. Work is generally performed indoors or outdoors, where exposure to natural weather conditions and various mists and construction dust may occur. Prolonged standing and walking may be on uneven surfaces or unstable ground, in remote, steep, rugged, mountainous areas with unimproved dirt roads and trails. Situations where safety‑toe shoes, safety goggles, gloves, protective face shields, or hardhats are needed may occur. Travel within and outside of the local area is required. Additional travel outside of the local area may be required for training, meetings, conferences, presentations, and other events. Evening and/or weekend work may be required.
