Maintenance Supervisor

Bellevue College is seeking a Maintenance Supervisor to report to the Facilities Manager and provide services to Bellevue College (BC) in the form of leading the related functions that will assist the process for faculty, staff, and students at Bellevue College. This is a supervisory-level position that will lead a variety of journey-level trades workers and general maintenance mechanics performing work on physical plant, campus buildings, grounds, and/or equipment. This position assists in the coordination and direction of total physical plant maintenance of the institution. They will develop and disseminate instructions and information to unit personnel to serve students, faculty, and staff at Bellevue College. This position supervises staff working on the 2 different shifts: Shift1: 6:00 AM to 2:30 PM, Monday to Friday; and Shift 2:10:00AM to 06:30PM Monday to Friday. So the Incumbent has choice between the 2 shifts. Working in inclement weather conditions as required

Position Salary Range: $71,088/year - $95,664/year

The salary information shown above is a general guideline only. The salary will be determined based on candidate's qualifications and related experience, as well as market and business considerations.

About the Department

The Bellevue College (BC) Maintenance Department within Campus Operations supports the College's primary mission by maintaining internal and external areas of all College Facilities and other assets. The department works in compliance with local, state and federal laws and agencies by following BC's policies, follows and maintains safety procedures and follow-up Campus Operations program on accidents and safety prevention techniques. Maintenance main responsibility is to provide satisfactory customer service to all students, faculty and staff within timely manner by finishing daily work request.

Essential Functions

Supervise Maintenance Staff

- Lead journeyman technicians in the maintenance, installation, and repair of building systems

- Develop, implement, and monitor training and providing employee evaluations when warranted

- Select, train, and evaluate employees

- Participate in employee discipline as needed

- Supervise and assist with preventive and reactive maintenance of buildings and facilities

- Maintain equipment and task records on work performed

- Evaluate workflow priorities before assigning required statement of work

- Write field and equipment reports on status to manager

- Review, write, and schedule work orders and maintenance requests for all job duties completed

- Provide employee schedule, tracking manpower requirements with availability and employees' time on all assigned tasks

- Maintain an accurate parts inventory at all times utilizing Megamation system

- Organize and facilitate staff meetings

Coordination and Inspection

- Conduct building inspections and data collection to determine necessary repairs and project costs

- Prioritize and schedule employee work assignments to correct deficiencies

- Ensure that Preventive Maintenance work orders, as they are generated in Megamation, are assigned and timely completed and recorded in the CMMS (Computerized Maintenance Management Systems.)

- Develop preventive maintenance for new equipment installed, such as electrical panels, lighting, plumbing, and emergency power generators

- Compile building and grounds assessment reports for management

- Coordinate and assign equipment preparation for the winter season and snow work requirements

- Staff coordination for summer roof cleaning and maintenance

- Ensure all maintenance work is performed in accordance with all relevant state and federal codes and permitting requirements

- Maintain and update all O&M (Operation Manuals) including all as-built information for existing buildings, utilities, and infrastructure.

Manage Maintenance Budget

- Assist in the development of the departmental budget and prepare cost estimates

- Analyze systems and prepare reports on maintenance, planning, estimating, utility production, budgetary, and related activities

- Analyze specifications and bids on materials and equipment to be purchased for maintenance projects; prepare preliminary cost estimates, from plans and specifications, for supplies, equipment, and personnel necessary to complete projects

- Assist the Facilities Manager in the annual budget development

- Track costs for maintenance tasks performed

- Periodically review maintenance budgets and report status to the Facilities Manager

- Manage inventory levels to ensure adequate supply within budget restraints; Ensures that cost information is recorded when completing work orders for CMMS/MEGAMATION

Work Safety

- Provide safety training and enforce safety rules and regulations

- Review and develop division procedures and policies and train employees on gathered information

- Remain current with OSHA and WISHA safety requirements apply safety regulations

- Assure all PPE (Personal Protective Equipment) and safety equipment are used as required by employees

- Evaluate and make recommendations to improve current policies and procedures. Provide training on findings

- Other Duties as Assigned

Minimum Qualifications

- High School graduation and minimum two (2) years of general work experience in building and equipment maintenance, construction repair or work or completion of a recognized apprenticeship in a skilled mechanic trade.

- Have a valid Fall Protection Certification or must be obtained within two (2) months of hire

- Must have a valid Washington State Driver's License with two (2) years of driving experience

- Ability to lift and carry heavy objects, up to 50 pounds.

- Must be able to walk, stand, sit, or bend for extended periods of time and work in confined spaces.

- Ability to work outdoors at times, in all types of weather.

- Ability to occasionally work at heights up to 100 feet above ground level

- Demonstrate basic proficiency in Microsoft Office Suite (Word, Excel, Outlook), including email, internet use, and data entry.

- Demonstrate ability to interpret basic wiring diagrams, blueprints, and schematics

- Demonstrate ability to work and communicate with students, staff and faculty of various backgrounds and abilities.

Preferred Qualifications

Experience with BC Computerized Maintenance Management System (CMMS) MEGAMATION
