LEASING CONSULTANT

The Leasing Consultant is responsible for all aspects of leasing, marketing, and maintaining positive resident relations of a property. Essential Duties & Responsibilities Property leasing and administration Regular/daily onsite attendance required Effectively show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease Conduct all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and necessary follow‑up Complete all leasing paperwork before move‑in Assist with lease audits, walking units, and turnover process Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours Utilize established sales and marketing strategies to increase property traffic, maintain closing ratios, and exceed leasing goals Perform various administrative tasks as needed Deal with resident complaints, concerns, and requests to ensure resident satisfaction Assist in developing and implementing resident retention programs (e.g., resident functions, special promotions, monthly newsletter) Contribute to general upkeep and cleaning of office, common areas, and model units Assist in implementing annual marketing plan outreach Review and complete market survey/analysis continually to generate ideas and formulate plans Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey report Manage excellent customer service and monitor service request turnaround and responsiveness Project a favorable image of the community to achieve property objectives and public recognition Ensure consistency in dealing with residents on all matters Enforce community policies as delegated by the immediate supervisor Education / Experience High School Diploma or Equivalent Ability to understand and perform all on‑site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements Regular movement to accomplish tasks or move between work sites, communicate with others, and repeat motions of wrists, hands, and fingers Frequent use of ladders, stairs, scaffolding, ramps, step stools, and similar equipment; standing or sitting for prolonged periods Occasional requirement to move around in various environments, including tight and confined spaces, overhead positions, and reach for up to 25 lb objects; ability to lift or place up to 25 lb; operating machinery, power tools, vehicles, and golf carts; overtime, weekends, night hours, emergencies, low or high temperatures, outdoor conditions, small/enclosed spaces, exposure to hazardous chemicals, and traversing uneven terrain Compensation & Benefits Salary Range : $14 per hour to $16 per hour At Asset Living, compensation is based on skill set, background, training, certifications, and other factors.
