Job Summary Maintenance Director – Skilled Nursing, The Colonnades at Reflection Bay – Pearland, TX. Full Time, Housekeeping & Maintenance. The overall purpose of the Maintenance Director position is to plan, direct, and control the overall maintenance of the facility’s physical plant, overseeing electrical, plumbing, carpentry, HVAC, refrigeration, and other technical tasks while ensuring compliance with all local, state, and federal life‑safety code regulations and maintaining budgetary accountability. Qualifications Must be available to be "on‑call" 24 hours a day, 7 days a week. Minimum of one year experience, ideally in an SNF setting. Experience in institutional maintenance and housekeeping. Knowledgeable of OSHA and EPA regulations. HVAC skills preferred. Ability to read blueprints, schematics, and construction drawings. Craftsmanship capabilities preferred. Proficiency in reading, writing, and speaking English. Essential Functions Plan, schedule, and supervise or perform maintenance activities at the facility. Act as a working Director, performing direct maintenance tasks. Track expenses daily on Budget Control Worksheets. Maintain an orderly maintenance shop, storage areas, and utility carts. Store paint and hazardous chemicals safely and compliantly. Perform electrical, plumbing, carpentry, heating, cooling, and refrigeration repairs in a timely manner. Implement and maintain maintenance logs (daily, weekly, or monthly) in the Cantex Patient Care Management System and per local, state, and federal regulations. Maintain the overall appearance of the facility’s physical plant. Communicate progress of essential building tasks and current BCW balances in daily stand‑up meetings. Obtain drawings and bids for physical plant improvements. Ensure compliance with applicable governmental regulations and regulatory agencies. Maintain an overview of all plant management contracts, including: Pest Control Lawn Care Alarm Electrical Plumbing Kitchen and equipment leases Maintain a basic preventative maintenance schedule. Identify and correct safety hazards. Establish and maintain records of purchases and inventories of maintenance supplies. Maintain accurate records of regulatory inspections (e.g., life safety inspections). Maintain compliance with the maintenance budget. Conduct and provide in‑service training to appropriate staff members. Provide a daily update to the Administrator of work projects. Complete employee evaluations on an annual basis or post‑probationary period, offering counsel or disciplinary action when appropriate. Ensure Patient Care Management Systems are routinely serviced and integrated into patient care delivery. Function as a Team Leader/Role Model. Review Cantex Continuing Care Networks Clinical Policies and Procedures for Abuse Prevention and enforce employee responsibilities. Serve on various committees as requested by the Administrator.
