General Description : The maintenance technician serves as the local building engineer for a variety KBEC building services, including lighting, water, and air conditioning and heating systems. The Technician is responsible for the distribution of water supply and electricity, and proactively monitoring and resolving minor building maintenance problems. Additional duties of the technician include ensuring cleanliness and a professional welcoming environment of all KBEC facilities. The technician is responsible for conducting and completing inspections and tests on systems, ensuring compliance with health and safety requirements, and liaising with construction professionals like our Building Maintenance Manager.
Key Qualifications :
- Shall possess at least five years (preferably within the past seven years) experience in the management of building mechanical operations and maintenance for buildings.
- Proven ability to lead a maintenance program for commercial facilities
- Competitively bids and prepares vendor contracts to assure high quality and cost-effective services to facilities under management
- Familiar with Energy Management System (EMS)/programming and fire alarm systems
- Basic Computing Skills in Outlook, Excel & Word
- Working knowledge of all aspects of building systems and operations, contractual maintenance, construction, and related services.
Key Duties:
Maintenance Technician will be responsible for maintaining the agency’s buildings, grounds, furnishings, equipment, and vehicles to ensure they are in usable and safe condition.
General Maintenance:
Establish and maintain maintenance facility logs, inspection logs, Safety Data Sheets, maintaining OSHA Health Regulations, perform routine inspections and repairs on facilities, including painting, drywall, plumbing, and carpentry work.
System Maintenance:
Maintain and repair essential building systems such as heating, ventilation, air conditioning (HVAC), electrical systems, and security systems.
Preventive Maintenance:
Conduct planned maintenance on building equipment to ensure efficient operation and prevent breakdowns.
Repairs and Replacements:
Address damaged fixtures, worn equipment, and other structural or mechanical issues as they arise.
Emergency Response:
Respond to facility emergencies, such as leaks, power outages, or system failures, to minimize disruption and ensure safety.
Custodial and Groundskeeping:
Perform cleaning duties in common areas and handle routine landscaping or snow removal services as needed.
Record Keeping:
Complete and document all work performed, track parts and supplies, and follow work request systems, expense reports and tracking of staff time keeping.
Required Skills & Qualifications
- Technical Skills: Proficiency with tools, mechanical systems, and performing various types of repairs.
- Knowledge of Systems : Understanding of building systems like electrical, plumbing, and HVAC.
- Problem-Solving : Ability to diagnose and resolve maintenance issues effectively.
- Attention to Detail : Meticulous approach to inspections and repairs to ensure quality work and record keeping.
- Physical Stamina : Ability to lift objects, perform physically demanding tasks, and work in various environmental conditions.
- Customer Service : Ability to communicate courteously with occupants and staff regarding maintenance needs.
- Safety Awareness : Knowledge of safe work practices and the ability to use safety equipment appropriately and must be computer efficient in emailing, using maintenance software, Excel.
- Education : A high school diploma or GED is preferred.
Typical Work Environment
- Facilities maintenance workers can work in various settings, including corporate offices, residential buildings, museums, manufacturing facilities, and other commercial spaces.
- The role may involve working irregular hours, including evenings, weekends, and holidays, to respond to emergencies and ensure continuous facility operation.
The successful candidate MUST possess their own car as well as their tools (to include: screwdrivers, hammer, saw, pliers, including power tools) for daily use on the job.
Specific Duties Include:
- Perform routine maintenance measures to ensure that building systems operate efficiently, and the physical condition of buildings does not deteriorate.
- Ensure all vehicles meet safety standards and receive routine maintenance.
- Complete routine HVAC, plumbing, electrical maintenance, such as changing filters, batteries, rings/washers, seals and other minor repairs as necessary.
- Contact and negotiate licensed services as needed – ie. Licensed electrical, plumbers, etc.
- Paint and repair walls, windows, doors, floors, woodwork plaster, drywall, and other parts of building structures.
- Complete various minor plumbing projects such as install, repair, and replace parts of sinks, toilets, faucets, showers, etc.
- Conduct landscaping of properties with support of janitorial staff, including seasonal landscaping, planting, trimming and removals as needed.
- Repair and install doors, shelves, countertops, locks, etc.
- Janitorial duties – ensure buildings are cleaned routinely and adjust schedules and staff work as necessary
- Repair or replace defective building parts
- Ensure proper removal and disposal of trash daily and ensure compliance with cities’ sanitation standards.
- Ensure that all maintenance items are properly and safely stored to prevent injuries to residents, associates, and visitors.
- Complete inspection of residential and offices with Property Manager.
- Respond quickly in the event of an emergency, notify appropriate personnel and follow safety protocol.
- Perform other maintenance duties as requested.
General Qualification Guidelines:
The Maintenance Technician is responsible for ensuring proper operations maintenance service and repair of all equipment while supporting goals of guest satisfaction, cost control and profitability. He/she is also responsible for overseeing and participating in the Preventative Maintenance program ensuring that all equipment is maintained to required standards.
- The Technician functions as the professional-in-charge under management.
- Conduct regular inspections of building systems and equipment; identify and resolve issues.
- Recommend and implement improvements for preventive maintenance programs on an ongoing basis.
Related Experience Required:
- Able to work well with minimal supervision
- Ability to work early mornings, weekends, and evenings, when required. Willing to be on-call for after-hour emergencies
- Have and maintain a good driving record, possess a valid driver’s license, and use personal car or truck for work.
- Five years of related progressively responsible experience related to the job.
- Own and use your own personal tools including small power tools.
- Physically capable of lifting 75 pounds unassisted.
Required Education
Possess a high school degree or an approved GED
Preferred Education
A degree in Industrial Maintenance, Engineering, or Management is preferred, but not required.
