Construction Superintendent at Habitat for Humanity North Carolina

Reporting Line and Primary Responsibility Reporting directly to the Construction Field Manager (CFM), the Construction Superintendent 1 (CS1) manages the construction and/or rehabilitation of safe, decent, affordable housing in accordance with applicable building codes and the technical and quality requirements of HFHWC. The CS1 leads on‑site construction staff and AmeriCorps, directs the activities of skilled and unskilled volunteers, and schedules and oversees the work of paid sub‑contractors. This is a full‑time non‑exempt position, spending on average at least five days per week, Monday through Saturday (minimum 40‑hour work week with 8‑hour days) on site. Workweek duration can be extended temporarily due to projects. Essential Functions Supervise and coordinate all aspects of construction on assigned houses (currently 60+ annually for the department) including maintaining house build schedules from start packs, making appropriate requests for materials, scheduling city/state inspections, daily on‑site work, and advance preparation for volunteer workday activities. Maintain a safe work site environment by filing weekly safety reports covering all injuries and unsafe conditions, while ensuring overall quality control and meeting or exceeding all schedule deadlines. Supervise and coordinate all work of paid subcontractors, including scheduling, adherence to building codes and inspections, and overall quality control. Train and supervise all on‑site volunteers and AmeriCorps members in construction practices, safety, and adherence to Habitat’s guidelines and policies, managing large groups averaging 40–180 volunteers per week. Maintain the integrity of worklists and quality inspection checklists for all construction sites. Work in conjunction with CFM or senior CS in managing AmeriCorps members, their daily activities, and their program curriculum. Communicate and directly coordinate with all outside partners to the construction department—including paid subcontractors/vendors, volunteer groups and leaders, house sponsors, homeowners, AmeriCorps coordinators, and community/city officials—on a daily basis via email. Serve as an excellent ambassador of HFHWC and its mission to volunteers and the local community, ensuring a positive volunteer experience and increasing volunteer retention. Account for materials and supplies received for each house under construction by counting and signing off on deliveries. Knowledge, Skills and Abilities Effective management of people, time, and resources within large groups and across multiple job sites. Multitasking across coordination, scheduling, supervision, and teaching. Construction knowledge and experience in all aspects of residential construction—carpentry, foundations, siding, roofing, skilled trades, finishing, painting, landscaping, rehabilitation, and new construction. Knowledge of current historical district requirements, North Carolina Building Code, and other relevant Wake County municipality codes, with the ability to interpret and explain to unskilled volunteers. Leadership in a supervisory role and willingness to take initiative. Strong decision‑making abilities to accomplish tasks quickly and efficiently. Critical thinking and troubleshooting skills to resolve problems in an ever‑changing environment with creative solutions. Excellent oral, written, and illustrative communication skills for both in‑house and out‑of‑house communication. Awareness of social/community issues such as poverty, affordable housing, community service, and urban development. Diversity training/experience and ability to work with people of varying ethnicities, religions, and socio‑economic backgrounds. Safety/First Aid training for emergencies on site. Ability to establish and maintain excellent working relationships with supervisor and Habitat Wake staff. Ability to work as part of a functionally diverse team. Ability to create, sustain, and grow relationships with Habitat homeowners to instill the skills, knowledge, and pride required for successful homeownership and enduring commitment to Habitat. Education and Experience Bachelor’s degree or at least two years of experience in the residential construction industry (preference given to two years of experience as an AmeriCorps member or staff at a Habitat affiliate). Experience leading or supervising unskilled volunteers. Excellent communication skills with a strong passion for the organization’s mission. Self‑motivated with the ability to work independently and as part of a team, with great energy and persistence. Experience working with diverse constituencies. Proven organizational skills, including the ability to manage multiple tasks and projects simultaneously and produce high‑quality results quickly and on time. Critical thinking, problem solving, accuracy, and attention to detail. Current valid driver’s license and a vehicle suitable for work. Physical Demands The physical demands described here are representative of those that must be met to successfully perform the essential functions of this job. The employee is regularly required to sit for long periods of time, stand, walk, use hands to finger and reach, and occasionally lift office products and supplies up to 20 pounds. Work Environment This job operates primarily in a residential construction environment and may require operating equipment such as a forklift, power tools, hand tools, ladders, pallet jacks, and other material handling equipment. It involves working in outside conditions that can include heat, humidity, and high noise levels. Supervisory Controls The CS1 is responsible for keeping the CFM or senior CS updated on construction status and problems as they occur through regular meetings. Formal reviews are held annually by CFM and the Director of Construction. Guidelines Adherence to the Construction Department’s strategic plan, which is included within Habitat Wake’s overall plan and mission. Additional employee guidelines are provided in the HFHWC Policy and Procedure Manual. All construction practices are in accordance with North Carolina Building Codes and specific municipality building codes. Supervisory Responsibilities The CS1 will provide direct oversight, training, and supervision to CCL and AmeriCorps members and all construction volunteers. Under the direct supervision of CFM or senior CS, the CS1 can manage sites independently only with formal approval of CFM.
