Role Description The Controller is an on-site role based in Lansing, MI, available on a full-time or part-time schedule, responsible for overseeing day-to-day accounting and financial operations across the company's real estate portfolio and operating entities. This role manages general ledger activities, monthly closings, multi-entity and intercompany reconciliation, financial reporting, and cash flow monitoring, ensuring accuracy and compliance with relevant accounting standards. The Controller will prepare budgets and forecasts, analyze variances, and provide financial insights to support investment decisions and operational planning. Daily responsibilities include supervising accounts payable and receivable, reviewing construction draws and development cost tracking, supporting partnership and investor accounting, coordinating with property management and development teams, and working with external auditors and tax professionals. The role also involves implementing and improving internal controls, refining accounting processes, and supporting the leadership team with timely financial data and recommendations. The company uses modern AI tooling throughout its reporting and reconciliation workflow. We are looking for someone comfortable working that way: using these tools for a first pass and then verifying the output. Compensation is $90,000 to $130,000 for a full-time schedule, pro-rated for a part-time schedule. Benefits include medical and paid time off. Qualifications Strong knowledge of accounting principles and financial reporting, including experience with general ledger, month-end close, and financial statement preparation. Experience with multi-entity accounting and intercompany reconciliation. Working knowledge of real estate partnership structure and taxation, including capital accounts, contributions and distributions, K-1 coordination, and depreciation, along with related areas such as cost segregation and 1031 exchanges. Familiarity with development and construction accounting, including draw review, project cost tracking, capitalization decisions, revenue recognition, and capital expenditure monitoring. Experience in budgeting, forecasting, cash flow management, and financial modeling to support real estate or asset-based decision-making. Proficiency with accounting and property management software, spreadsheets, and data analysis tools, with the ability to learn new systems and streamline financial processes. Comfort working with AI tooling as part of day-to-day accounting work. Demonstrated ability to establish and maintain internal controls, manage audits, and ensure compliance with regulatory and tax requirements. Excellent analytical, organizational, and problem-solving skills, with careful attention to detail and accuracy. Clear and professional communication skills, with the ability to collaborate effectively across finance, development, and operations teams. Bachelor's degree in Accounting, Finance, or a related field; CPA or similar professional certification is preferred. Several years of progressively responsible accounting or controller experience, ideally within real estate, construction, or a related industry.
