Maintenance Technician - Solace Timacuan

Responsibilities Assist with all maintenance needs including resident work orders, emergency calls, preventive maintenance, amenity upkeep, and preparing vacant units. Maintain property standards by keeping shops organized, managing inventory, performing light cleaning when needed, and ensuring all amenity areas remain clean and operational. Support operations through accurate logging of work orders, updating databases, monitoring contractor performance, and assisting the Maintenance Manager with budget responsibilities. Provide resident-focused service by communicating professionally, resolving requests promptly, delivering notices, and helping set up or clean up resident events. Uphold company expectations by following policies, maintaining a clean uniform and appearance, handling complaints calmly, and prioritizing customer service at all times. Qualifications Bring 1–3 years of maintenance experience with strong troubleshooting skills; refrigeration certification (Type II or Universal) required within 90 days; valid driver’s license and reliable transportation. Use essential tools and equipment including hand tools, testing devices, hand-trucks, and ladders up to 40 feet. Meet core physical demands such as bending, kneeling, lifting up to 50 lbs, and pushing/pulling up to 300 lbs on wheels. Handle heavy equipment and appliances by moving 75–300+ lb appliances, laundry machines, and building materials—often up stairs or across the property. Perform physically intensive maintenance tasks including repairs on special equipment (exercise machines, grills, gates, etc.) and completing upgrades like lighting or ceiling fan installs using ladders while lifting.
