Position Summary Aeon is looking for an experienced Property Manager to lead daily operations at The Minneapolis 220, a 220-unit scattered site affordable apartment community in Minneapolis, MN. The Senior Property Manager is responsible for ensuring the property runs smoothly. This includes supporting staff, managing finances, maintaining the building, and meeting all affordable housing requirements. It also creates a welcoming and respectful environment for residents and guests. The Senior Property Manager reports to the Portfolio Director. Team Leadership & Support Support the training, development and effectiveness of on‑site staff through ongoing training, mentoring, and timely performance management. Perform annual reviews for each direct report. Encourage team growth by facilitating access to seminars, classes, and other development opportunities. Use delegation skills to manage time effectively. Train and verify training of direct reports while holding them accountable to Aeon’s policies and procedures. Serve as a mentor for less experienced Property Managers and Assistant Property Managers. Collaborate with Aeon’s Talent Acquisition team to ensure equitable recruitment and hiring, building an on‑site team that delivers on Aeon’s promises to residents and community. Financial Management Support the development of annual operating budgets for assigned properties. Create monthly financial variance reports. Support annual capital expenditure projections to protect and maximize assets. Effectively monitor and collect on property receivables. Control expenses and optimize property profitability by managing to the annual budget. Physical Asset Maintenance and Supervision of Contractors Maintain the physical asset by guiding the maintenance and cleaning team. Monitor completion of resident and common area work orders. Inspect property and take action if hazardous or potential liability situations exist. Monitor vendor invoices and performance. Inspect apartment home turns to verify units are ready for occupancy. Prepare and monitor quality inspections including REAC, Section 8, and MPHA. Leasing & Marketing Meet property occupancy goals set by the budget/organization. Collaborate with the Marketing Department and external advertising service providers. Lead the full leasing process, including managing the waitlist (where applicable), completing showings, accepting and processing applications, and completing all move‑in tasks. Maintain resident retention by completing lease renewals and recertifications. Affordable Housing Compliance Meet directly with Aeon residents and complete housing eligibility certifications, ensuring accuracy and timeliness of all certification files. Prepare for and successfully execute property inspections with monitoring agencies. Assist the Compliance team as needed by providing information and documents to keep the property in compliance with outside funding and oversight agencies. Customer Service and Relationship‑Building Ensure Aeon’s residents and guests receive a positive, welcoming service environment. Work with Aeon team members and external parties to help residents maintain housing stability and successfully make a home. Lead and guide customer‑service strategies in a culturally responsive manner, considering the differing needs and expectations of residents, team members, vendors, and community members. Administrative Management Ensure quality employee selection, training, performance, and compliance with policies, procedures, and performance expectations. Maintain property files and records according to regulatory requirements and Aeon policies and procedures. Skills & Qualifications At least 3+ years of multi‑site multifamily experience with a proven track record of facilitating teamwork and performance improvement across multiple properties. Tax Credit and/or Section 8 experience is a plus. Demonstrated success managing about 200 units and leading, training, and developing teams of at least 3 staff members. Proven abilities in high‑level financial analysis, property budgeting, and reforecasting with superb attention to detail and follow‑through. Experience working with individuals experiencing or significantly impacted by mental health, substance use, poverty, and trauma is a plus. Strong leadership and community‑building abilities with staff, residents and community members. Demonstrated ability to engage in culturally responsive interpersonal communication. Resourceful problem solver with attention to detail, excellence, and a strong work ethic. Ability to use good judgment, prioritize, and execute a wide‑ranging workload in a fast‑paced environment. Physical Requirements Remain in a stationary position for extended periods while working at a computer and attending meetings. Operate standard office equipment, including computers, phones, and printers. Move about the office to access files, meeting spaces, and office equipment. Reach above and below shoulder height to access file cabinets, storage areas, and office supplies. Lift and carry materials up to 15 pounds on an occasional basis. Conduct property tours and inspections, walking through hallways, stairwells, leasing offices, common areas, and vacant or occupied apartment homes, including navigating multiple floors and uneven surfaces. Communicate clearly and effectively, both verbally and in writing, in person and through virtual platforms. Work in environments with moderate noise levels, including shared office spaces, meetings, and event settings. Compensation, Hours & Location This position offers a salary range of $70,000 – $75,000 per year, depending on experience and skill set. This full‑time position follows a Monday–Friday schedule from 8:30 a.m. to 5:00 p.m., with occasional adjustments for resident events, community activities, meetings, or other property‑related responsibilities. The role is in‑person at the assigned properties, with occasional work at Aeon’s Central Office, training facilities, or other properties as needed. Participation in Aeon’s property management on‑call rotation is required, typically one week every 5 to 6 weeks. While on‑call, the individual must be prepared to make timely and appropriate management decisions in response to urgent site needs or emergencies.
