Multi-Site Maintenance ManagerThe Multi-Site Maintenance Manager for Shadow Hill Apartments & Townhomes and Tall Timber Apartments is responsible for overseeing all maintenance and service operations at the property level to ensure assets are maintained in a safe, compliant, and efficient manner. This role provides leadership to the maintenance team, executes preventative maintenance programs, responds to service requests and emergencies, and ensures compliance with life-safety, regulatory, and company standards. The Maintenance Manager partners closely with Operations leadership to protect property value, control costs, and support resident satisfaction.Maintenance and Service OperationsOversee daily maintenance operations for residential units, common areas, and building systemsEnsure timely response to service requests, unit turns, inspections, and emergency repairsMaintain building systems including HVAC, plumbing, electrical, life-safety, and mechanical equipmentEnsure proper scheduling, documentation and close-out of all service requests, unit turns and inspections.Preventative MaintenancePlan, schedule, and execute preventative maintenance (PM) programs in accordance with company policyOrder, organize, and manage materials and equipment required for PM activitiesEnsure all PM inspections are completed, documented, and closed out in the designated maintenance management systemIdentify potential issues during PMs and initiate corrective actions to prevent failuresCompliance and Risk ManagementEnsure compliance with all life-safety standards, codes, and regulatory requirementsVerify that smoke detectors, CO detectors, fire stops, and other safety devices are properly installed and functioningIdentify and report mold-related growth (AMG), leaks, and other high-risk conditions immediatelyMaintain a safe working environment and enforce safety protocols and PPE requirementsTeam Leadership and TrainingSupervise, train, and develop maintenance technicians and service staffSet performance expectations and ensure accountability within the service teamConduct regular safety meetings and technical trainingPromote a culture of professionalism, teamwork, and continuous improvementVendor and Inventory ManagementCoordinate and oversee vendor work in accordance with company standardsEnsure vendors comply with safety, quality, and insurance requirementsManage inventory, storage, and organization of maintenance suppliesAdhere to budgetary guidelines and purchasing policiesResident and Stakeholder CommunicationCoordinate resident notifications related to preventative maintenance and service activitiesCommunicate effectively with property management, regional leadership, and residents regarding maintenance issuesSupport resident satisfaction by ensuring high-quality service deliveryQualificationsEducation and ExperienceHigh school diploma or equivalent (technical certification preferred)5+ years of maintenance or facilities experience, preferably in multifamily or property management2+ years of supervisory or leadership experienceStrong working knowledge of HVAC, plumbing, electrical, and life-safety systemsCertificationsEPA Universal Certification requiredCPO (Certified Pool Operator) strongly preferredOSHA 10 (Preferred)Skills & CompetenciesAbility to clearly document work and use maintenance management softwareProficient in Microsoft OfficeExperience using mobile maintenance or inspection applicationsStrong leadership, communication, and coaching skills.Valid driver's license and reliable transportationPhysical RequirementsAbility to lift up to 50 poundsAbility to climb ladders, access mechanical spaces, and work in varying weather conditionsAbility to respond to after-hours emergencies as requiredEqual Opportunity Employer This employer is required to notify all applicants of their rights pursuant to federal employment laws.
